About 3 years ago I gave notice to 10 year alcoholic tenants who had become so verbally abusive I could not deal with them. When the tenants moved, I found a glass tube pipe packed with copper wool in the bathroom. According to Google, this kind of pipe is for meth or crack.
A few days ago, I saw the husband in a food store. He looked very sick and zombie like. I left before he saw me. I do not need a public fistfight and possible legal problems.
I will never give a good landlord reference to these people. Is there anything I can tell a prospective landlord about the suspected drug use WITHOUT getting in legal trouble? I do not want these train wrecks to rip off a newbie landlord. Thank you in a advance for any advice.

Just say that you would not rent to these people again and if the landlord asks why you tell them it's a legal matter and you can't discuss it and that should be enough warning. If you were alone when you found that someone could say it was yours. --173.61.xxx.xx |

I couldn't believe that tenant would give you as a reference. I had to read it again to see that he hasn't yet, you are just wondering what to say if he does.
My excellent tenants give me for a reference. The bad tenants never do. Still, I agree that you should have a script ready.
Bad applicants always lie about who their landlord is and give me the name of a friend who pretends to be their landlord. Which is why the very first thing I check on every application is who actually owns the tenant's current residence. --98.146.xxx.xxx |

I am honest with other landlords who are checking references. My plan is to say that I hate to say mean things about a tenant without the tenant's written permission, so if they will get me a copy of the applicant's signed permission to run a background check, I will let them know about my experience.
I will answer a simple "would you rent to them again" with an honest yes, no, h**l no, or I'd burn the place down first.
Good tenants, I will go ahead and give them a good recommendation. No need for the permission. NO one is going to sue you for saying they were a great tenant. --98.146.xxx.xxx |
