I am looking for a list of itemized charges for most of the things we have to do when tenants move out and leave their dwelling in need of something.
What is a typical charge to clean a refrigerator and other appliances.

My lease says if the property isn't left in the same condition as date of first occupancy, cleaning will be charged by the hour. The first hour is much higher, say $100-$150, then subsequent hours are charged at a rate typically used by local cleaning companies. In my area that might be $40 per hour.
This way, your tenant knows that ANY cleaning will mean a high minimum charge, and it's an incentive for them to leave the property truly move in ready. I think breaking charges down by room or appliance cleaned is overkill and too detailed. Maybe it would be OK for Section 8 type tenants but not for my tenant pool.
You may also want your lease to address what happens if they leave furniture or other possessions behind that you have to remove or haul away. That rarely happens to me but it might be an issue for other landlords. --144.191.xxx.x |

If you make it clear what you expect before you ever sign a lease with them, and include cleaning instructions IN your lease, and provide a cleaning checklist when they give notice, you can train tenants to give the place back to you spotless and ready to occupy by the next tenant. And can give them back their whole deposit so everyone is happy.
Instead of listing a charge for cleaning a fridge, spell out what you MEAN by a clean fridge (sides, top, door, inside and out sparkling clean...) you will 99% of the time get it back according to instructions. --12.14.xxx.xxx |

I too have issued out a generalized set of cleaning outline instructions to tenants, and most of the time
they have been followed. The problems that usually come up are mostly from the PITA tenants that have given me grief throughout their tenancy. I had one case where it took me an entire day and a half just to clean the cooking stove! That is why I spell out cleaning charges of up to $200 per appliance, and additional cleaning charges, up to $300, for the overall condition of the rental. --174.221.xxx.xx |

I have in my lease that I charge a flat rate to clean the fridge of $75 and flat rate of $150 to clean the stove. The lease also states that the apartment is clean at move in and must be returned that way. If it requires cleaning after move out a cleaning company will be hired and the cost associated with cleaning will be subtracted from their deposit. I take detailed pictures prior to move in and the cleanliness is noted on the inspection report, I also provide a cleaning checklist prior to move out. I’ve gotten the unit back clean for the most part with the exception of the fridge and stove in the past, so I put a flat rate for cleaning them in the lease. It's not really possible to give you a list of costs. Costs to clean and repair vary by area.
Some of the landlords here can get cleaning for $15 an hour. I have to pay $50 an hour. Some landlords have a handyman for $25 an hour. I have to pay $80 an hour. Carpet installers, drywall repair, it is all going to be different.
I charge actual costs. Tenants are warned that cleaning is really expensive and that they can save a lot of money by leaving a place move-in clean.
By the way, never put a stove into a rental that doesn't have a self cleaning oven. I can't get anyone to clean a nasty oven, no mater how much I am willing to pay. However, tenants will usually run a self cleaning oven every now and again, so it is not too dirty to run the self cleaning feature, at a time cost of 20 seconds. --98.146.xxx.xxx |

I do have in the lease that cleaning up dog poop is $50. But I have to change it to be more specific at $50 per dog.
I just had a move out where the professional pooper scoopers charged me $50 per dog. $150 for dog poop removal.
My thought had been that I would scoop a few piles and charge $50. But this was nasty. Poop from all winter hidden under the snow. The $35 per dog guy looked at it and turned the job down. --98.146.xxx.xxx |

Just charge the cost of cleaning staff, Merry Maids and take/keep photos of the mess they chose to leave you with, only show pictures to the judge, follow your local court timing on the accounting statement, OH5321 is one of your tenant law resources, but local rules printed out will be the landlord 101.5 in your business guidelines. --76.188.xxx.xx |

For the last 8 years I have been offering a cleaning service to my tenants. $300 covers everything! They must remove everything and have the property broom clean.
This saves the hassle of how clean is clean. My idea of clean is always different that the tenants. So far 8 out of 9 took my cleaning offer. I get a deep clean and the tenants prefer not to do any cleaning when they are moving. Win-win.
