How do you know when it's time to leave your W-2 and run the rentals full time? --71.126.xxx.xxx |

When your income is the same and all the rentals are fixed up so that they won't put a sudden demand on your income. --173.61.xxx.xx |

How much do you plan on borrowing? Borrowing is easier when you have a W2 job to point to-- either your own or a spouse's, but preferably both. The bank doesn't care how much the biz makes. So if you're planning to rely on banks for additional growth-- keep the job a bit longer, unless your wife has a good income from hers. --107.77.xxx.xx |

Put 100% of your paycheck into savings for a year and just live on the rental money. See if it is comfortable.
It is difficult to borrow money without the regular paycheck, so do you already own all the units you want to own?
Have you priced health insurance? --98.146.xxx.xxx |

One of the biggest hurdles will be the health insurance. Make sure you have a handle on that. I have several times considered going back to a W2 job just for that benefit. --71.10.xxx.xxx |

Good question. Why do you think it's now, or why do you wait? --99.203.xx.xx |
