How do you deal with burns in terms of charging a tenant upon move out? It cannot be easily repaired. One is in laminate, the other is on cultured marble. Obviously this is a cosmetic thing, but certainly constitutes damage and these are the kinds of things that prevent from charging maximum rent for the next tenant and make it harder to rent a place in the future.

The house i received back witg burned holes in laminate counter tops also received the amount deducted , labor and materials , to replace with new. For the marble, if it's cigarette burn you may be able to polish those put. Think to yourself... is this housekeeping, poor living, or general wear and tear... ? --99.203.xx.xxx

Vee, I don't understand your comment.

Plenty, I do see this as damage. Cig burns are not normal wear and tear. My question is around how much to charge. If I were to charge to replace the entire countertop for one burn mark, it could run over $1,000 easily for this double sink cultured marble countertop in the bathroom with two molded sinks...and I'm wondering if that would hold up in court or even if that is reasonable.

You charge what it cost. In my case the exiting tenant owned more money. They are slowing pay a little here and there. I suppose i could turn it over to collections but they are a stuggling family but do try to do the right thing. So i let them. Account for the expenses, minus the deposit, balance due? Refund? Either way i want my house like it was when they rented it. --99.203.xx.xxx

I agree ... it's damage. You list anything you replace as a repair... repair kitchen counter top. The repair cost are as follows $185 counter top, $300 labor. Just list the cost. --99.203.xx.xxx

If the damaged item was not new, you have to depreciate it's value. A laminate countertop has a lifespan. A cultured marble bathroom sink might "never" wear out for all intents and purposes. --70.90.xx.xxx

Deprication is for taxes. If you are worried about that and the judges thoughts. Split the different or just charge for labor to restore. I have never had to replace a counter top in my own home because it wirn out... you? --99.203.xx.xxx
