Got to thinking about your bear problem. From what you say, it's the dumpster/food that's attracting them.

Why not just have the dumpster removed for a week or two and supply the tenants with those 40 gal trash bags. Have your helper go by every other day and pick the bags up and take them to the dump or an alternate location. After a week or so, when the bears realize there is no more food, they will hopefully go to another area (instead of eating the tenants--that would be bad for rent collection. Tenants who have been eaten don't pay rent!:)

Don't forget to give written warnings to tenants and explain your new policy that could be in effect until bears are gone.

They might wander off temporarily, but they won't forget where that great buffet was in NE PA. They'll be back.

How come there's food in the dumpster anyway? Tenants usually just stick it down the disposal or leave it on the floor.

There isn't always food, there are food smells. The wrappers, paper towels that wiped up spills etc. I have found bear scat on my property with aluminum foil, plastic and paper towels in it. They also like berries. You can see all the seeds during berry season. They like bird feeders. I had one still a large 3 cylinder feeder by bending the rebar pole that was 2 feet from my window, while I was sitting there with the lights on.

Average dog can smell 100 times better than a human. A bear can smell something like 2000 times better than a human. How often do you walk past a dumpster and not smell it? Even if there is no trash in it, there is enough of garbage film on the dumpster for a bear to smell. Even if you get rid of your garbage, the neighbors will attract them, they are still around.
