I've recently changed our policy on giving out LL refs to other LLs. First, I require that the outgoing resident give me their official notice (written, signed, dated by all parties on the lease), and per our rental agreement once notice is given the CANNOT retract it except if I allow it. No saying you're moving then changing your mind at the last second. If they fail to move and we don't want to extend them, they go into holdover status. (2x rent per state law)

Second, I offer the LL contacting me for the reference if they'd like me to do a "move out" property inspection prior to giving the reference and send them an update before the person leaves me to go to their place. So far, they have all said, "YES PLEASE!"

A few turns ago where someone moved out after we gave a good reference and they left us with roaches and trash (and a big attitude). I'd like to offer the new land lord a service and in return remind the tenant they need to stay on good terms with us vs. "popping smoke' and disappearing in a cloud of filth.

If the resident refuses to allow the inspection, it's a sign both to me and the new LL that there are problems. But if they value their "new home", they'll comply AND do a good job on the way out. It's too new for me to call it a success or failure yet, but what are your thoughts?

Not long ago, another LL called me for a reference on a Section 8 tenant that moved out of my house and had filled out an application with him. I told this other LL the truth (my former Sec. 8 tenant was filthy, never cut her grass and her unauthorized dog did some serious damage to my house).

Within 1 hour, I get a call from my former tenant and the Sec. 8 coordinator asking me why I gave a bad reference. All I could say was "I have the before and after photos if you want to see them" and No, you will not be getting your deposit returned.

I am done with Section 8 tenants. Just not worth the hassle. --68.63.xxx.xxx
