New prospect phones me, tells me he's in the Army Reserves (yes, I still take calls occasionally) about an upcoming vacancy. He quickly asks if I am pet friendly?

"What do you have in mind?"

"He's actually a service dog. And right now he's in an obedience training class."

"Well, if he's in obedience training he's not a service dog."

"He's an emotional support animal."

...Okay, so he's in the service and he has a mental disability requiring an ESA?

How come I attract all the embiciles?

I wouldn't be too interested in the applicant, but you'd better be aware that service dogs can be in obedience training.

I know dozens of people who compete in obedience, winning obedience titles with their service dog. The service dog training and the obedience competition training aren't teaching the same things. If the service dog is going to compete in obedience, he will have to have obedience training.

The applicant is in the army. Maybe by "service" dog, he means the dog is in the military. --98.146.xxx.xxx

I haven't had a lot of these people but with the ones I have gotten, I've found you have to probe a bit (within what the law allows of course).

I had a woman who said on email she had a service animal. When she came to the showing I asked her a couple questions and she admitted she didn't actually own the animal yet. It was pit bull she saw in a shelter that she really wanted and she would have the doctor's ESA letter in a week.

I wasn't sure how to handle that situation so I just let her apply. The credit score was bad so I just denied based on that. --72.188.xxx.xxx

In that short conversation, he used three different terms to describe his animal. Pet, service animal, and emotional support animal - they are a ll different things.

These scammers really need to do just a LITTLE research to be better liars when trying to run a game on landlords.

If it's in basic obedience class now - like you take a puppy to - it will be another year or so before it could be trained to perform a task as an actual service animal.

ESA really can be any age. Although, I can't imagine a puppy helping to relieve anxiety - as stressful as they can be.

The biggest shame (to me) is the poor reflection on the United States Military. I wonder what his CO would think - you know, when you call to verify information. Ha - The CO might be just as bad. It's a shame..... --68.10.xxx.x

i had to go look up "hyd". it means "how you doin'" that's how dimwits start their business correspondence

the best policy is to deliver an app, receive it back, review for legibility and completeness (they rarely are), if not deliver back for revisions, take the screen fee, pull credit, read the smelly report, deny for credit or income reasons. the pet is NEVER a topic of discussion. the same dope that sends the stilted email or text who has three dogs also has PLENTY of other even more legit reasons to turn 'em down. --76.176.xxx.xxx

While aI was filling my vacancy about 2 or 3 months ago I got this email

“whats up i wanna live there i think, i have 3 pit bulls but you gotta take em they are medical emotion dogs or whatever you call em email me back telling me what i need for my emotion dogs and to see the place”

Not a punctuation to be seen, you gotta wonder if these people even went to school. My 7 year old daughter writes better. I really liked the “medical emotion dog or whatever you call it” and that he thought I should email him back telling him what he needed so I would have to legally take his “medical emotion dogs” --71.248.xxx.xxx
