I have a single family home, zoned commercial, surrounded by businesses, mostly warehouses, and this is all on one short street. Everything to the west is mostly residential and doing well, to the east, not as well yet but moving on up. The value of this house is about half of what it should be, in my opinion, on Zillow and county auditor. The houses around the corner are showing at least twice the value. It seems like it's suffering because of the warehouses. I would think it would be worth more because it's zoned commercial although Zillow doesn't even know. It's a nice little rental, nothing fancy, and I'm ready to sell. People go to auditor and Zillow first.

Need marketing ideas, please. It's not a big lot but someone could do business there very reasonably. --75.187.xx.xx

I had a house with a metal building on half of the lot. Rented it out for business, storage and other types of use. Even with the values went down in down cycles, people need a place to conduct business with lots of storage. Over 20 years the rent paid off the mortgage and then sold the property for 3 times what I paid -- but only put 20% down.. great return. I just had to wait for the right cycle and buyer... --47.156.xx.xx

Consider speaking to a Commercial Realtor, vs a residential one. --68.10.xxx.x

Zoned commercial can be gold on a main well traveled street. I would offer it as an office building if there is parking. --173.61.xxx.xx

Your house sounds perfect for renting to an agency that supplies housing to developmentally delayed people or a halfway house. Rent to the agency with a commercial lease, not to the individuals. Parking will be needed for staff. Small outside area for smoking, otherwise a large yard is not needed or wanted. --98.146.xxx.xxx

I know Zillow is off at times but people do tend to take it seriously. --75.187.xx.xx

If it is zoned commercial and you are using it as a house, are you using it for its highest and best use? --72.23.xxx.xx
