Hello Landlord Gang,

Has anyone tried Tenant Turner or a similar company for the scheduling of showing vacancies?

I have a demo sch tues.

The gist from what I know is on your website you can put a link or in the ads it does it. Set up a few screening questions, they pick an appt from what you have available and it autos the correspondence. You must be able to over ride it ect.

Another option is they up load a pic of their Id after the screening questions and picking an appt. Once at the property they text back tenant Turner and receive a code to open the lock box. Each code is per appt.

Sounds like the electronic version of Mike Butlers Landlording on Autopilot.

Someone took the tp out of my empty since Tuesday. I leave the door open in case upstairs tenant wants to get to basement since the first floor is empty and it's been too rainy to use the Bilco door outside. So what have you all been losing from letting folks go in your unit by themselves to look? Copper pipes? Shelving? Plumbing parts? What have I been losing? I've been losing the stress of no-shows, nonsense questions at showings, sob stories during pre-screen. I've also lost the times of my phone ringing off the hook, along with being outnumbered by toothless time-wasting tire kickers late in the evening during showings in the rain.

I've also lost the majority of wannabe prospects pretending to be squeaky clean. They get caught in the filter most of the time now. Never to heard from again! :)

I've also lost having to leave my house in the evenings anymore unless it's to sign a lease or do an in home inspection.

What have I gained? Tremendous freedom! Less stress that is commonly associated with screening out the typical dregs of American society that is commonly associated with vacancies.

I no longer feel like I'm having the same conversation with the same weirdo on multiple units over and over and over for vacancy after vacancy after vacancy.

I could not IMAGINE doing this business anymore without Tenant Turner. --50.107.xxx.xx

$1 per unit per month/$50 per month minimum. I don't have enough turnover to justify that. Plus I can't do lockbox showings as I am almost always showing occupied units unless it's a new unit, and we are out of the acquisition biz for now.

I never heard of this service and checked it out. Like WMH, I don't have enough turnover to justify it and the systems I have in place work fairly well. I'm going to continue to tweak them to get them even more automated. The main thing these guys seems to do is take calls and schedule. By the time folks make it pass my pre-screen, I really don't have that many showings. --209.122.xx.xxx

I've been using Tenant Turner since January 2018. Utilizing their system, online application, electronic app fee collection and email, it's not uncommon for me to have someone complete a viewing, submit an application, pay their app fee, and submit all pay stubs and other supporting documents without me ever having talked to them. No camera. You have to realize that anyone scheduling through this system is very well pre-screened. It's not a case of anyone who wants to look at the unit gets to.

The system does The first round of pre-screening. I do the second round. So by the time these people come to view the unit, they're already 75% approved. At least the way that I am doing it. So after the viewing, I'm checking income verification and references, credit and an in home inspection. Everything else is already done. Tenant Turner asks the prescreens and I added a few of my personal questions to their automated list. Once I get someone qualified through their filter, I check criminal and eviction history with the info on their ID. I also check family tree now website to find if they have lived out of state anywhere. If they have, I try to look that info up before I click on one of their selected appointment times.
