All hell broke loose on FB Marketplace today. I'm getting inquiries like crazy (50 and counting today). I have the system down though. Everyone gets a standard response with the link to my pre-screening form. I really like the messenger platform as it reminds you if you didn't respond to someone and it's easy to cut and paste the response.
I've got a room and an apartment to fill. Hopefully, I can land some decent tenants soon.

I'll trade you. Just using Zillow at the moment on a new listing and have had 4 total responses in 4 days.

I'm using Zillow and Turbotenant at the same time. Much lower response from Zillow and almost nothing from Turbotenant. Last month, both of them had heavy responses. I don't know what's up with that. FB Marketplace has been heavy; over 100 responses in two days. --209.122.xx.xxx |

I signed up for Marketplace but it seems to be mostly people renting or seeking rooms in my area? I haven't tried to use it yet.

This last open unit, I got 5 responses from zillow.. 150 from fb marketplace. I had 1543 views on marketplace. Here is the key to fb marketplace
-good photos
-website link for more pics, video, and applications
-all info spelled out clarily
-don't respond to every "I'm Interested"... Because you have the info in the ad. You get burned out responding to it. Even if it is cut and paste. You want a tenant that can follow directions.

Glad to hear you've had some success with it. My results haven't been as good.
I've quit using FB marketplace since Zillow is still reliable in my area. It's the pretty cousin to ugly Craigslist....tons of "I'm suuuuuper interested" click responses, but even with me cut-n-paste responding almost immediately, 80% never responded. Probably most were unemployed bums sitting on a couch in someone's living room "surfing" for some poor sucker mom 'n pop land lord to "give them a chance." When I gave them a professional-sounding response, they scurried for cover like cockroaches.
I even put a large BANNER with our company website across the top of the main ad picture in BOLD, RED letters on a white back ground saying, "To view or for more info, visit (our website)."
Almost all of them just clicked the "Send me more info" button. I ignore those folks. As Tim said, they are time wasters who cannot follow directions.
Tried 3 vacancies and only got a handful of marginal applicants, none of whom resulted in a lease signing. It's still on my radar if Zillow ever goes belly up.
Good luck. I hope it works out. As with most markets, the quality of individuals varies.

Good idea linking website to marketplace. I'm going to do that with my page which also has the pre screening form. I use my name on FB. I would prefer to use the page, but can't with marketplace and I don't want to use a fictitious persona. --65.78.xxx.xx |
