Some tenants are absent minded and forget to write/mail their rent check until it's late. So instead I ask those tenant to write me a series of "post dated" check for the 1st of each month for the next 12 months. Some say, "Why should I do that"? I reply, " To avoid late fee's and not get a rent increase for the next 12 months". Two good reasons why tenants gladly provide future rental payments. --47.156.xx.xx

Bottom line: we get what we allow. Broke people with no plan for life are already used to being chewed out. Their parents, teachers, and ex-partners/spouses have chewed them out all their lives. Why would your chewing be any more effective?

Once upon a time I lived in a delusion that other people are responsible like me. They are not. I can holler at them until I am blue in the face and they won't care.

Chewing them out only causes you stress, they agreed to pay you for your apartment, they don’t pay evict, zero tolerance policy. Yelling at a tenant about late rent only means 1 thing to a tenant. They can be late with rent and all you will do is yelled at for a couple minutes. As Sid said, this is nothing new to a tenant that can’t pay rent on time, there use to it. --71.248.xxx.xxx

I had tenants play that game, they were surprised I made them pay a late fee, and even more so when I non renewed then and evicted them for non payment. I heard every excuse...but in the end they were literally evicted the day before their lease terminated --209.203.xxx.xx

Zero tolerance is mentioned above.

Others count on late fees as an expected portion of their income.

There are not late payers, just late landlords - late to require payment.

Save your breath. You're just flappin' your lips in the wind trying to talk with them.

And I hope you've learned THEY LIE.

Just like ANY other business, pay NOW. Walmart, gas pumps, Lowes...pay now.

When I started ZT I learned that all those whiny excuses were just that, excuses because suddenly the late payers simply paid.

Trust me on this - they pay if YOU require it.

I’m with Rick and Nicole, AND Brad and NE No matter what you do, be consistent, and quick. I am consistent in that I look at the situation, if tenant is otherwise good tenant, and trainable in other things, like recycling, or running the furnace effectively, then I find a solution that works for both of us.Brad’s payday plan is one good method, but hasn’t always worked for me. But, one of my tenants loves it!

The other thing I do, when any situation comes up, I generally tell the tenant, ‘ Let me think about it.” And I do. Then, I can come back with a plan. I definitely have ‘helped’ tenants through some rough patches, yet kept units full, low drama, well-kept, AND got late fees and interest. But, the key is being able to document why this tenant who is late each month can stay, but that tenant cannot. I only do MTM, and only have single family units. I would agree that might as much flexibility with multi family units, but, when someone gets Notice to Vacate, if the other tenants have seen bad behavior, I would think they would understand it was the fights, the garbage everywhere, the parking on the lawn, or whatever that got that tenant booted.

I don’t allow rent to be late into the next month, unless extra-ordinary circumstances. For instance, tenant is injured, unable to work one of their jobs for a month, but is expected to make full recovery and resume working. That tenant would likely get all caught up, if they have been otherwise showing responsibility. I still collect late fees, and, if rent goes over a month, interest. Rarely does it go over a month.

My methods haven’t been courts-tested, I don’t have but a handful of units. And I have extensive experience at training, education/ social work type work . Loving- drill sargeant. --70.92.xxx.xxx

A good lease and housing court are you biggest helpers, they know they are late - why keep bugging them, issue the 3day notice and proceed to file the eviction on the morning of the 4th, let the court notice insure the reality, depending on wheat area you are in your hearing will be 2-3 weeks after filing and then 7-10 days till moveout and lock change, the sheriff will hold the peace - you don't even have to say you are sorry because you are only sorry you did not do this 2 months ago, you tell that to the manager. --76.188.xxx.xx
