I have 3 units coming available, all the exact layout. 2B/1B. All features the same, 15" ceramic tile kitchen, 13" porcelain tile bath.... only difference is one unit has all white appliances. One has all black. And one has all stainless. What would your price differential be?

My base model rent has been $875 w/all white appliances and this is near the high end in my market(mine are in better shape though-stellar). I tend to rent right away but I know I'm at the edge, not a ton of calls. Thankfully usually 1 that I want and wants it.I plan to charge more for black or Stainless b/c my replacement costs are higher and it's more difficult to find those on Craigslist. Thoughts? 50 more for black and 100 for stainless? --172.58.xx.xxx

People are gaga over stainless. It’s assumed in nicer homes.

I’d add $100 for SS and see if it flies.

Black? I don’t see the WOW factor of black. But try the $50 anyway.

That said, you wrote that 3 are coming open at the same time. Me? I would upgrade to SS in all 3 with the $100 rent increase.

They will rent faster and the higher rent will return your investment quickly. Sell or trade in the white and black to offset the cost.

It’s only 2 ranges and 2 refs. Find a decent used dealer.

When you install SS your homes will be the nicer ones.

Momma picks the home and Momma wants nice appliances!

You already KNOW stainless will bring in money so swap em out!

Locally SS are EASIER to find at the used stores and prices are coming down.

Wow! This is so interesting, which is why I love to run ideas like this through Mr. LL, especially where there is no definitive right or wrong, just "how do you think on this," "what's your experience?," or "what would you do?"

So only one vote (Hi BRAD!) for yes, charge more on SS. And pretty much everyone else leaning toward charge the same on white, Black, and SS. So curious if more Mr. LLs weigh-in if anyone else increases rent for black or SS appliances. The great news is that this is all an experiment at this point. None of them are walk in ready yet (June 1 likely). I just now launched the ad for the SS one at $975. So we see... I can always reduce price or throw in W/D.

The new tenants below have already put in an offer that if I switched out the SS appliances and gave to them, they would pay higher rent 100-200 more. (I would only charge 100 more) I am hesitant to set a precedence of negotiating with moving big items around for new, less established tenants and risk any damage to appliances going up and down stairs, etc.

The appliances we are speaking about are 3: refrigerator, stove, and dishwasher. Actually in my neck of the woods, used SS appliances are not easy to come by. A couple hours north in Denver, all day long, sure. Here, I might have to go all new which is not as compelling to me. --172.58.xx.xx

The other part of my reasoning to lean in at the higher end of rent scale is to save me from myself. Once tenants move in, I tend to not raise rent for a couple years, which sometimes, turns into a few years... I know some say raise rent a little every year. Another way I've found is to enter into agreement at the high end and then I don't sweat it if years go by and I haven't been raising.

I have some units that I hadn't raised rent in a loooooong time and over the past few years have been inching it up every year just to get into the low end of the local rent range. Figure they haven't been updated to the same degree as the new ones and I like to give a "loyalty" reward for long termers, so many run 200+ below these rents I am now running. --172.58.xx.xx

The tenants below are willing to pay $100-$200 more for SS? That's a no-brainer. You should be able to get a fridge, stove and dishwasher for $2400 if you shop wisely. Charge them $200 more and you break even after a year. After that it's all gravy.

Since you have three coming open at the same time, why not hedge your bet and offer them the SS option for $150/mo more and see if you get any takers? If all your qualified candidates want SS, buy it. If they don't, leave in place what you have. --204.210.xxx.xxx

My tenants only seem to want a fridge and an oven that are spotlessly clean at move in and rent depends upon location and quality of the house.

I'm very interested in how this plays out.

Well I guess we'll see on if it rents for more! I actually just spoke with the tenant who had requested SS. He told me they actually just, like just got hit with a major unexpected expense and so while they would have paid more and still want to be considered down the road for SS, they don't want to increase expenses right now.
