Greetings!
I've noticed a completely abandoned property in one of my farm areas. The grass has not been mowed and it's a matter of time before the city and other investors start chasing this lead down. I've put a letter on the front door and tried mailing, which came back to me as "vacant." The owner on title died 7 years ago and the home was occupied / lived in for a lot of the time between then and now.
I've done a skip trace and have tried to reach out unsuccessfully to possible next of kin. I've got year of death on the person... my next guess would be to go to the court house and pull the death certificate..... does anyone else have any other ideas?

Not the death certificate you need, but the probate info.
Have the taxes been paid? F so, where are they being sent?

What did your skip tracing pull up? You must have found a relative or two. Are they not responding?
What about the taxes? Are they paid? Just because lawns aren't mowed, etc doesn't necessarily mean that someone isn't paying the taxes, etc. It just may mean they aren't local enough to do the maintenance on the property (such as mowing, etc).

Taxes are being sent to the subject property. Skip tracing has hit a few relatives, but they're not responding. I'll probably go door knocking tomorrow. Perhaps there's something a title search will show. I did find the obit and saw a handful of condolences posted online, but they're at best friends and distant relatives.... but might be another place to throw a dart. Good ideas! There is an app that hunters use to find out property info to get permission to hunt from landowners and lets them know if they cross a property line. I believe it is called” Huntstand”. I believe you have to be on the property and in the app to get the info. Maybe it will help. --71.10.xxx.xxx |

Stop by the appraisal district. If you've got a good relationship with one of them, they ought to be able to tell you the status of the property, if they're in communication with the kids, whether they were working with any of the heirs to keep them from losing it.
If the taxes have been unpaid for several years, you can also call the attorneys who handle your area. They might have some insights, especially if the tax foreclosure process has begun. --166.137.xxx.xx |

I would go to the city/town/county hall where they keep property records and mail tax bills. Talk really nicely to the person at the counter. "I need your help, please"
Explain the situation and follow the trail to speak to whomever might be able to help you. Maybe try the approach that, of course, the town & neighbors would rather have the place cared for and occupied by some nice family, and get the taxes paid.
In a really small town, somebody may know somebody who may know somebody - will certainly take some patient digging. But could be worth it, if you finally find the "don't-want-it owner".

Treasurer, Auditor, Recorder, Assessor - they know everybody and everybody's business! Take a box of candy with you.
Sheriff
Code Enforcement/Grass inspector. They tend to get things done and mostly likely happy to see someone fix the property.

How much would it cost for you to simply take over the property and fix it up to rent? If you occupy and pay taxes, you might acquire title by "adverse possession" in 7 years or so.
