Hello Fellow Landlords/Property Managers,

I'm interested in knowing what software solutions other landlords/PMs use for a portfolio of 50+ units. I'm looking for the following functions:

- unit info

- tenant info

- rent roll

- maintenance log

- spend analysis by unit and/or type of maintenance

- financial data to assist with tax preparation

- expense payment

Also, I'll be at the Mr. Landlord conference this month. If your going and interested in briefly meeting as a small group to discuss above, I'd be happy to host that. Just let me know if interested.

I have used yellow paper pads to plot the costs and all of that, worked for me when it was 140 places, when a serice call comes in you turn the folder upright, after writing down the results tip it into the down position. --76.188.xxx.xx

I use QuickBooks. Although not a property management software per se, there are many functions that you can hack to perform what you desire. For example, the To Do list can easily become a tickler file for maintenance. The Notes function can be used to record when you issue notices to tenants, classes can track expenses per unit, etc. --98.146.xxx.xxx
