For anyone here who does open houses, do you still do pre-screening on people for the open house or just put up the open house time on the web and let everyone come?

Prescreen and figure out a rough time they'll show. I used to open it to all, but realized I was wasting time with unqualified tenants. Plus, if you were expecting 5 viewers, and you got all 5 already, then close up shop early and enjoy the rest of your day. --166.137.xx.xx

I usually show on Saturday only starting at 11am and finishing at 1pm. I space them 15mins apart and put a sign out front. I’ve had great results from that. --47.188.xx.xx

Because Los Angeles has 1 attorney per 100 people (not sure of the exact number), I can not do a complete pre-screening in fear of being sued. I list the property's address and open house information in the online add. --47.156.xx.xx

I don’t even waste time with open houses. I prescreen every soul with the same questions, permit those who qualify a lock box showing, and use the time saved to make money.

I’ve never in my life heard of being afraid to legally pre-screen applicants for fear of being sued. Especially coming from a man that’s sued the IRS and every known government entity. --73.177.xxx.xx

We have too many vacancies right now and good apps are hard to find so we’re promoting open houses to find more potential residents.

We pick the nicest home amd advertise it to the public for SATURDAY @Noon.

Note: not noon til _____, just NOON. If no one shows after 15 minutes we go home. No need to stagger times, just let everyone see it at the same time.

We DO pick up more apps by doing this. Only takes an hour max.

If more apps is what you’re after, open houses are definitely the way to go.

If qualified applicants is what you’re after, allowing them pre screened applicants in when it’s convenient for THEM is the way to go.

I think if or how to do an open house is very much related to the area and your comfort level. I pre-screen more as a safety measure than anything else. The only time I did not the home was broken into that night. I realize that somebody could lie about their identity and their intentions but that is too much work for most criminals. No prescreening for me. Too much work to qualify them before they've even decided whether they like the property. I'm happy to take as many apps as people want to give me--I can disqualify most in less than 2 minutes, and it helps cover the cost of the open houses.

Like Brad, we advertise the open house AT a certain time. It helps us avoid the issue of someone showing up 5 minutes before the end of the open house and taking another half-hour of my helper's time. In the past we've had cars lining the street down the entire block before we even opened the doors. We do Friday night at 7 and Saturday at 11 or 12. That allows most everyone to make it. The few that email asking for a different time get prescreened and a lockbox showing if we don't get a decent app at the open house. --204.210.xxx.xxx

I don't do open houses, but it would be easy enough to have them only for pre-screened applicants. Set your block of time and only tell your pre-screened applicants about it.

Myself, I like to have one-on-one time with each applicant. If I am friendly and interested, they will happily tell me about the things that disqualify them. If they smoke, I can smell smoke on them. If they are a boozer, they smell like stale booze. I can see if they keep their clothing clean and their car clean.

Like Robert, my policy is to show the house to anyone who asks and I give an application to anyone who asks. Firm policy. I never reject anyone until I have an application where I can make a note of the legal reason to reject.

About 3/4 of my callers will self-eliminate themselves after hearing my rental requirements at the first phone call. I never tell them that they aren't acceptable. --98.146.xxx.xxx

Thanks for all the responses. This all makes sense.

To OregonWoodsmoke that's kind of how I feel too, although I was considering trying it again. I've had problems in the past with open houses where someone (deadbeat) monopolized my time with questions about the application and I couldn't deal well with the others who showed up, and with someone bringing a small child and letting them run around screaming while I was trying to greet and deal with new people.
