Mike, yes to get a full credit report, an inspection is required. However, if you have not yet had the on-site inspection (or choose not to do) the company does offer you an alternative option. It offers you the opportunity to get what they call an "ABC" report that does NOT require an inspection. That report does not provide you the opportunity to see the actual full report. Instead it provides you a score or (grade - A, B C, etc) based on information on the applicant's report. And the scored report is provided to you immediately (again without the need for an on-site inspection). If you have any questions regarding just utilizing the alternative ABC report and getting set-up to receive a report immediately, just call 1-888-294-4640, and the folks will be glad to help.
Also, moving forward, just to let you know, the inspection at your house is really a simple process that could be done in as little time as 10 to 15 minutes. Someone is simply there to check off if you have a paper shredder, file cabinet that locks and a computer that can be password protected. And an inspection can be scheduled within 24 to 48 hours. Again, it is a simple and painless process.
For others reading: sometimes people think that since they are just a mom and pop landlord with just one or two rentals, that getting approved with the inspection is a process more for larger landlords who have an office. And that is NOT the case. Indeed -- the in-home inspection was really pretty simple. Not a big deal -- I recommend doing it.
Note that from this point on, you pretty much need such an inspection to get the full report. The law kinda requires it. Any company saying that they give full credit reports without doing that inspection is likely either not telling the truth about it being a real/full report -- or they are violating the law's requirements for who full reports are provided to.
Worth doing it. And you can just do it once (not every year) and you're all set.

Ray-N-Pa: Credit Link doesn't provide full reports with an inspection. If he wants the full reports, he has to do the same sort of inspection going through Credit Link -- so why do that instead of the one offered on this site?

The initial question was who do you use to do credit screening.
I concur with your assessment on requiring an inspection. It only makes since to have the inspections done from the credit providers perspective - it reduces their liability.
It doesn't help out the smallest of LLs though who might only do one or two credit checks ever.
I understand the small LLs position too. They see it as a huge cost. The real cost comes though when you don't screen correctly.
You do have me thinking though John.....I might just call up this San Diego based company and ask them about a work around some how. I am wondering if the paper copy never transfer nor an E copy, if they can could simply tell you if someone qualifies based on the criteria that you gave them in advance --72.23.xxx.xx |
