Sounds reasonable fee. Maybe make it clearer that the fee must be included. Like add a cover sheet with big bold letters. I have added it where they sign. Perhaps they think they will settle up with you later when they get approved. But how can they get approved without the fee? They don't think about that. Back when I used to collect paper apps I'd have the same problem. Waste of time. So now I use a third party processor to handle my apps. No fee = no application. I never even hear about it.

Yup - no fee paid - no app reviewed. I mean, you "could" look at it but you can't go move past that without it (assuming you perform credit and background checks ad that's your cost/ fee for it).

I disagree with those using electronic apps.
I want to see how thorough an applicant is and how they're handwriting is. Been doing this so long I can weed out the junkers about 90% of the time just from the presentation of the completed app.
If they don't have the fee we tell them

had a guy a while ago whose application was FILTHY - dirty, greasy, etc. He worked in a garage. I figured he wasn't much of a hand washer so I didn't want that grime on my door jabs, bathroom, etc. --72.70.xxx.xx |

Make certain paying the fee is a requirement in your written criteria.
And make the payment process easy and seamless - attach cash, money order, PayPal...I want to be the easiest place to apply. Every step will lose good people.
I see landlords who make applying difficult.
