I have some wooden bifold doors that are in poor condition that probably need to go, in a now vacant rental.

I've seen some videos where they have been replaced with wooden bypass doors on a roller track. Is this the best replacement? Do these hold up or are there other options that are better?

Depends on the usage. Curtain with curtain rod is cheap but not very nice. Bypass doors work well and hold up well but much more expensive than a curtain. Sliding barn doors are nice but you can't put anything on the wall where they slide to and they are heavy, require extra framing inside the wall sometimes. They also make an "accordion" style door that folds up like a pleated furnace filter...not very durable though. --99.92.xxx.xxx

I’m putting curtains on shower curtain rods (pressure rods) in the house I am currently rehabbing. The old doors I took out went floor to ceiling, so I got curtains at IKEA. The house we currently live in had that situation in the two kids’ bedrooms ( well, not floor to speckling door openings though,) And we just found fun shower curtains, thinking we’d get ‘proper doors’ back in there. Never did. The kids liked the fun curtains.

That said, in nicer areas, wood doors of some type would be expected. My other rentals all have small closets with hinged doors. If I HAD to put doors back on the wider closets in my rehab, I would probably look for pairs of hinged doors with pressure latches or magnetic latches. --70.92.xxx.xxx

I've had heck with new bifolds, not the doors but the flimsy pins and slides on the new ones. Last set of bi-folds I put up, I threw out the top and bottom swing pins and replaced with hinges on the side. The disadvantage is that you can't adjust them side to side but they have held up much better. --50.26.xx.xxx

May need a double door with wide openings.

I had a unit with 3 bifold doors. Since I'm a contractor I installed Pocket doors. I had to open up the walls, install a header beam and then the pocket door and tracks. Big job...

Depending upon the class of rental & width of openings, I would go with a curtain & rod for C units and either a good quality accordion door or 1 or 2 slab doors. Even with a 36" wide opening, I prefer to use a pair of 18" slabs to lessen the amount the doors swing into the living space. --96.237.xx.xx

I think I’d put up good quality bypass doors not the cheap flimsy 1’s, tenants tend to be a bit “rough” and you’d be replacing the cheap 1’s soon enough. Personally I can’t stand accordion doors, so for C rentals I’d probably use curtain rods and curtains in the bedrooms as mentioned above, but I’d still use a bypass door in the hallway. --174.192.xx.xx

This statement might move me into "Class D" according to some, but I've taken to just eliminating closet doors in my Class C cheapies. Tenants beat up doors like no one's business, so unless I can easily swap out for a solid core, I leave the closets open....no curtain, no sliding door, nothing.

Hasn't seemed to affect my clientele or vacancy rates at all. YMMV. --173.20.xxx.xxx

My son is renting a nice apartment in ND, where there are NO closet doors. Surprised me, but Seems OK.

Personally, I have found both bifold and sliding doors to be less than durable with lower class tenant use - OK in a nicer home. In a "C" house I now try to use old (habitat) solid wood swing doors with strong hinges.

We have a couple units where we hung inexpensive curtains, and one where we just left a large closet without doors. The curtains seem to disappear over time, and nobody has complained about the lack of doors. Argh. Bifolds are a pain and one more thing to repair.

In low end homes, there is no rule forcing us to supply closet doors. Sec8 does not require them.

My preference is a regular hinged door.

Sliders are ok. Just OK.

I have turned bi-folds into a solid door with metal flat brackets and hinged the one side for hall way closets.

For bedroom closets I make the bi-fold doors solid make a track separators on top and bottom with a rail/track. Last a long time. --71.9.xxx.xx

RR78[VA] has the right idea. I did the same thing in my lowest value rental by framing in the closet opening for one or two flat panel doors with a magnetic catch and dummy door knobs. After 16 years, the doors are still intact and working exactly like they did 16 years ago. --155.188.xxx.xx
