Have wifi in building and was looking for a way and or wifi tstat to monitor the heat or lack there of in cold Mass winters. Apts are forced hot water by gas. Two wire tstats.
Got simplisafe (jury is still out) in my own house. They have a nice freeze sensor where you can set the hi / low temps. $20 per I believe. 0Non wifi tstat.

Basically a upfront cost is to install a electronic boiler control system like a Tekmar where outside sensor is installed on the outside of the building so the warm weather shut down temperature can be set. Electronic boiler control system are more precise as the outside temperature, inside temperature and boiler loop temperature determines the building temperature within one degree. Using boilers for domestic hot water is more efficient then a direct fired hot water tank as there no 7 to 12 degree standby heat loss going up the chimney. A indirect hot water has a standby loss of less one degree per hour. Installing locking non electric thermostatic valves on the heating loop in a rental unit will reduce the amount of heat which balances out the warmer to cooler rental units. Danfoss or Honeywell Braukman manufacturers those non electric thermostatic valves. If there are copper finned radiators then cleaning out all the dust then installing reflective tape above the fins puts out more heat at lower temperature. Insulating all the heating, hot water pipes in the boiler room puts more heat into the building while the cost is not expensive. The worst type of boiler control is the bimetal indoor outdoor which turns up heat when windows are open not like a electronic boiler system that forces tenants to close the windows as the temperature does not increase. A heating system should be automated where every hour the system will adjust without wifi or turning up and down. --147.194.xxx.xx |
