OK thank you all for the great input. I thought I would put the Income and out go of this property. Perhaps that might help,..{ would rate the property as good,..its on a busy road in a small village up in the Western Mts of Ma.

I want a 15-18% ROI MINIMUM on my SFH rentals, and that's when I've also increased the value 40% by rehabbing it. So with those numbers, to net $12K I wouldn't want to pay more than $80K. That's assuming no major repairs looming in the next few years. If I were using OPM, I might pay more. Some people are happy with a 6-8% cap rate, but I've never been able to understand why.
That said, I've never been able to find multis that provide a return anywhere near what I get with SFHs. So I don't own any. :) --204.210.xxx.xxx |

OK,..the maintenance and supplies was taken from Quicken from last year, when we did upgrades of the property inside side and out. usually about 1500 for both most years.Prob should have been broken down with repairs instead. --66.30.xx.xxx |
