I was just doing more investigation into Zillow Applications, but ran into this which makes it a total no-go for me: you cannot download or print the applications to store in a tenant's paper file.

I have to ask: what if you have to go to court? What if you need to prove they lied on their app somehow? Just...what if?

And I'm not sure it's available for longer than 30 days either, I can't seem to get an answer for that.

That's a shame. You could always snip and paste into a word doc but that is a hassle. I saw they also have a product where you can have the tenant pay rent via Zillow. That seemed interesting but I didn't get any farther than looking at it. --65.188.xxx.xx

I think that's part of the problem with the "on-line" stuff. They want to make the renter feel more "secure" about being "safe" and "protected" by not allowing any personal information (such as ss#, dob, etc) to be seen or handed over to the landlord.

I would be "ok" with that until I approve them - but then I would FULLY expect all of that information to be provided. If Zillow (or any other company that wants business from me/us) they will have to provide it. Otherwise it will be "no thanks".

I currently use the TransUnion SmartMove to do the background and credit checks, etc. I also do background and some other digging myself as I just won't rely on one source. However, I don't believe I've ever "not" selected anyone that came back from there with a "solid accept". However, that site DOES allow you to print the information if you want. It doesn't "provide" the SS# but I have them complete my application so I have that information anyway.

I totally understand that tenants may not want to "trust" anyone with that information but you would think they would trust a person that they saw/meet vs an on-line site. I guess that's just me though. --69.201.xx.xxx

CJL, the other part of the problem is that they want to own the information and that means limiting your access and use of it. Also, what if Zillow decides to abandon this feature. They'll just dump your data into the blackhole and you'll have no evidence. No evidence, except for all the people zillow sold your data to.

Another fear, what if Zillow mishandles or abuses their information? Are you liable since you made them use it?

Guess you could save screen prints if you can't print it out? Does sound like a deal breaker though. --108.69.xxx.xxx

I had a few come in this week, two of which I had the applicants fill out my application when they came to the house. That way they filled out my app, and it can go in my files. Would never trust Zillow to hold the app for me . --75.141.xxx.xxx

I will not use zillows rental application/BG check feature . I advertise my units on there bc itís free but thatís where it starts and ends. For example, Zillow actually receives MLS data for free from the local MLSís , then uses the data they get for free and turns around and charges agents for leads from people who use the ďcontact an agentĒ feature. They make the agents pay for lead data from prospects with data they get for free. Our local mls assiciation debated making them pay for it or not providing the data feed at all.

I can see zillow applying this business model in some form down the road to landlords, but also, you really donít know what their doing with the information, probably selling it to marketers to make more money. --24.94.xx.xx
