in TX we give 24 hour notice we will enter the property. I don’t know your rules. nothing stopping me from having someone accompany me to inspect. I just sold a house to another LL. offer was pending b4 I collected Feb rents. no obligation for me to tell renters I was thinking of selling. closed in 7 days and buyer sent letter that he was new LL & I sent letter thanking them for for paying rents on time & feel free to use me as a reference. --104.218.xxx.xx |

If it's only an investor and they are NOT being represented by an Agent and you are NOT advertising it for sale - then I guess you can just say you are having someone look at the property (whether it be a bank, contractor, appraiser, etc). Just make sure that the investor knows and understands to NOT ASK the tenants ANY QUESTIONS.
That's if you are only doing a "one time thing".
I'm personally for truth but don't scare the tenants. If you are going to list the property for sale then definitely tell the tenants. If they are in a lease then just remind them that they are still in a lease and it's binding unless THEY want to leave/agree with whatever the new terms are. If they aren't and only in a M2M then just let them know they don't need to leave until they are given notice. Too many Looky Lous. No showings until we have reviewed all numbers, confirmed buyer’s ability to buy, and hopefully a tentative agreement.
I schedule a normal Preventive Maint walktrhu and introduce my collegie as a fellow LL.
Like G said - Need to know basis only. Sometimes residents panic and move out. In any group of people many see any change as a reason to leave. Others want to tell the prospective buyer EVERY tiny defect and all the trouble they have with each neighbor. I don’t see any good coming out of disclosing to MY res my business plan.
