I received an application from a couple where the woman more than qualifies, but her boyfriend does not. I told them no (he has a felony conviction for selling pot several years ago, and an eviction). She asked if she could be the sole person on lease. They included pay stubs for both of them (both working 2 jobs), and a letter divulging the boyfriends poor history. Would you rent to them?

Short answer is no. Even if she says he won't live there, he will. There is a good chance that at some point she will leave and then you will have him alone, without being on the lease. While you can still evict, here, it makes serving a little more difficult if they aren't on the lease. --50.26.xx.xxx

NO, NO, NO! Even if they stay together, you don't want that type of trouble - do you?

Screening isn't just for who will be on the lease and financially responsible, but to control who lives in the property - so you can avoid things like criminal activity. Not sure how many is "several" yers ago, but selling is also different from possession. How long ago was the eviction? Is there a balance owed? He is not approved for more than one reason.
