Coincidentally, when I recently responded to a local ad touting "Home Cleaning Etcetera," a former tenant (from more than 5 years ago) happened to answer the phone. Making a long story short, she and her (also female) boss will be coming later this week to bid on cleaning AND the cost of performing several minor plumbing and electrical repairs etc., etc.- in not only several of my vacant apartments - but in the one she once rented from me, as well.

While this situation might not appear to be something I should be having a lot of second thoughts about, I keep wondering if I should cancel the appointment.....

Here are my main concerns:

1. Frankly, I never hired a "handy girl" before and am wondering what pitfalls might be related to this decision.

2. Because the former tenant and I did not have an entirely harmonious parting relating to her security deposit 5 years ago, what pitfalls might I encounter in this regard?

3. How would. you gracefully back out of this deal without stirring up any repercussions? --173.48.xxx.xxx

These days, unfortunately, if you get within a block of someone you should have a witness and probably a lawyer with you filming it. For evidence. Goes double if they already have reason to not like you.

This doesn't have a thing to do with competency of who's doing the work. I've had people of all types working for me. Some were good, some not. Of course that was when I owned my construction company.

Wow, what kind of pitfalls would there be to hiring a handygirl. As a female, I know more about rehab and repairs on a property than a lot of men. I surely hope you do not have any daughters. And if you do, how would you feel if a man thought they couldn't do something because they were female. My dad taught me how to do these things so I wouldn't have to rely on men like you. He also taught me I can do anything I put my mind too. I may have to do it differently than a man because of strength or size, but I get the job done. Ok, Paul, I cut ya some slack because they used the term. Then again, you knew they were women when you called, so, no questioning the work just because of gender. Be brave, give it a go. As for past interactions, keep it professional, and you’ll get past that. She doesn’t want to show a bad side to her boss.

Some of the most reliable subs that I've work with were "Girls". One of the best drywall finishers I've ever used was "Nancy Gallo Mistress of Mud" according to her business card.

I would go ahead & meet them on site, discuss the scope of work you want & listen to their suggestions on what else might be required. Once you have their written proposal you should be better able to evaluate them. As long as they are licensed for any of the electrical & plumbing as well as fully insured liability & WC and their pricing is fair give them a shot. --96.237.xx.xx

The pitfalls to hiring women to do handy work is that they will get the job done most likely better than some random dude. 'girls' in the trades have to work harder just to show they can do the job. I worked with women learning the trades in a program called non traditional employment for women (new). They probably advertise themselves that way to screen out chauvinistic time-wasters who think that only men can fix stuff. You should look for a company with "...And Sons" in their name to make sure you hire someone with the strength necessary for turning those heavy wrenches. I'm sure that you'll be able to easily find men who enjoy cleaning as much as they do using tools. With the surplus of skilled handymen and painters nowadays, why take a chance on someone who is attempting to do work that they were never intended to do?

If you choose to cancel the appointment, do it for #2 (tenant security deposit) and no other reason. But since this was a known issue up front, I'd say you at least owe them the courtesy of giving the opportunity to bid.

On the topic of "handywomen": One of the best workers I've ever hired was a woman. The only problem I had with her is she was so busy it was hard to get her because she was always booking 2 weeks out. She had a FT job doing interior remodeling for area restaurants as well, and she worked constantly. --173.20.xxx.xxx

Handling of that security deposit may be the issue. Was it dealt with fairly on your end? If so, you should have nothing to worry about. Tenants get upset at the time, but, if they have ‘moved on’ then no worries.

Of course, how one treats hired help and tenants is often similar. If not fairly, respectfully, then getting good help, keeping good tenants will remain chronic problem. --70.92.xxx.xxx

I'd be carefully considering how bad the parting was and what were the reasons the tenant got kicked out.

If she was a destructive slob and left the place dirty and damaged, I wouldn't hire her to clean and repair.

If she left because of unpleasantness about payment... well, now she has a job.

Two different situations. And you know darn good and well that a woman can clean a house and do little minor electrical and plumbing repairs. If those electrical repairs are not really minor, you should be hiring an electrician. --98.146.xxx.xxx

This is a hard no for me due to the unhappy ex-resident. People get strange over just a few bucks and now you want her to have access to your property, lockbox, key...

You will probably find things missing the next day because she left a window unlocked.

I knew a man who was shot and killed in his easy chair in his home by a trusted employee over a $60 paycheck dispute.

Read Ruby Payne's book A Framework for Understanding Poverty. It explains that LYING and STICKIN IT TO THE MAN and REVENGE are OK if that MAN is an authority figure such as police, judge, boss, or landlord.

Maybe its just something I am noticing more recently, but I am seeing the female part of the family unit bringing home the bacon more and more and more and more stay at home men.

I personally think that all parties should be contributing financially to the household income, but I don't have a dog in the fight.

Today there was a 22 year male who gets disability....and didn't have any kids at home to take care of. She bust her butt - worked two jobs. I do hope the two of them are in love. Just the same, love will not pay the bills.

Just a quick note:

Reluctantly,I contracted with a "handy girl" because she came in with the lowest bid.

Outcome? While she took little longer than my usual painter, I was entirely pleased with the high quality of her work.

I will definitely hire her again!
