I’m looking to make a very nice, 800 sq-ft, semi-finished basement space, in a dry basement of my rental.

I'm hoping you could give me some thoughts on flooring. Right now, there’s peeling paint on an uneven concrete floor. I’d really like to do a “wood look” floor. BTW, the lowest ceiling height from floor to bottom of joist is 7’-1/2”

Home depot quoted me $8,300 for installing their lifeproof vinyl flooring. A large part of the cost is leveling the floor. My painter quoted me $6,900 for a two-part epoxy and painting all the basement walls, and $4,800 with using Drylok 1-part epoxy floor paint and all the basement walls.

I’m thinking instead of the above options, have my handyman grind down some of the high spots in the concrete floor, and install either allure vinyl, or Costco laminate flooring. I figure the allure would be better at conforming to an uneven floor, but maybe there would be some separation in the joints. I thought I’d need my handyman to grind high spots and pour floor leveling to use the Costco laminate. I’m a little afraid I’d lose my 7’ height using the laminate.

Any thoughts on finishing my uneven, concrete basement floor? I’d really like to make it look nice, that’s why I’m thinking of a wood look. I guess tile would look nice too.

Are any permits required in your area?

If so, it would be a good idea to talk to building and zoning before you do anything. They may tell you that you need 8 foot ceilings which might make your idea problematic..

If you don't plan to get a permit (not advised if A permit is required - it opens you up to all kinds of problems and liability), then you need to make sure you don't have water problems. If it's always dry, you can buy Dry-Lock and paint it yourself much cheaper. Choice of the look of the floor isis what you want. --23.121.xx.xxx

Interesting question, Richard. I hadn't given permits a thought. I think 7' is the minimum for a basement ceiling. I do have 7' and 1/2" so I'm a little concerned of being less than 7' after the floor. --100.1.xxx.xxx

The problem with really nice basements is that people will want to use it as a bedroom. Even if you have egress windows, that still means more people living there.

I have basements in nearly all my houses. The most I will do is a basic (one coat) paint job on the concrete floor. The area is then useful as storage, exercise room, etc --199.247.xx.xx

why don't you look at lumber liquidators? Vinyl plank is $.49 sq foot.

i just had a small basement crawlspace maybe 400 to 500 sq ft repaired. They dug outside the foundation, sealed the crack, put waterproofing tar on the outside, refilled the hole and put pine straw out. Inside they prepped, injected cement into the crack, and sealed with 3 coats of drylock. all that cost $3200. Just as a point of reference cost wise.

In my current rehab (as well as my own basement) I rented a concrete grinder, scraped up all the old carpet residue and opened the pores of the concrete to receive concrete stain. I did not go with the acid option but went instead with the Espresso water based product from Sherwin Williams. At my own home (1980s and very level) the result was beautiful. At the rehab (about a decade older and bumpier) the original results were not as great. However, once I put a few coats of wax on, it looks much better.

My rationale at the rental was that, if there is a water entry problem I want to know. I removed all the old paneling and have painted the block and of coarse the floors are all concrete. There really isn't much that can be damaged and it looks good - much better than what was there. Much much more economical than the other options you are looking at. I did all the work myself and I doubt that the materials/rental cost more than $700. --166.137.xx.xx

Rangor, that's pretty neat; grind the floor and stain it. My floor is pretty rough too, but with a few area rugs, it could look nice. Looking at some grinder videos, it seems the grinders would be good at removing the existing paint I have on the floor. Thanks.

Bill - yes the grinder will blow through the paint and as much of the surface of the concrete as you like. It can generate a lot of dust (very heavy dust!) so do what you need to do to protect yourself. I will try to post a couple pictures later tonight if anybody is interested in either project. #22, I promised my new student tenants (lease starting 6/1/19) that I would refinish the basement floors. The new tenants are paying a significant rent increase from the previous year. My gut tells me that a nice looking wood look floor will be something that future tenants would also like, and would be willing to pay for in the form of increased rent. I say "my gut" because it's hard to know definitively, if an improvement is worth it or not. I'd guess if the floor only last for 3 years, then it wasn't worth it, but if the floor last for 10 years, it would be worth it. Hard to know for sure though.

Richard, I couldn't find me handyman on you tube, but I did see the cork back vinyl and it looked good.

And Cjo’h, can you tell me why it's good to insulate the walls? I can see it adds some energy efficiency, but it seems like plain block walls are fine. Please do tell.

if you paint, you may have to do it again and again and it seems very high, but he is doing more than the floor. Can the floor be scraped so it's not flaking and just splatter paint and make it artsy ?? College rental? just make it fun. How about Carpet square? Rolled vinyl would be my pick if it could be done without seams. Allure would be my next pick, it is somewhat forgiving if the humps aren't too big, lay it and roll it. NE, I think a large part of the HD quote cost is to level my bumpy floor. I'd guess it needs to be pretty flat to meet the manufactures requirement for the warranty. I do agree with you, ten bucks a square foot for vinyl sounds a little crazy.

Dan, you got me thinking, unless I'm doing an inexpensive floor paint, I shouldn't rely on anything adhering to the existing paint.

Plenty, I could either paint the floor or pay more for the epoxy, but I'm thinking the "wood look" would show much better, and be a little warmer on the foot, for what that's worth. I like the idea of the rolled vinyl, but I'm afraid of it tearing, especially if the floor is not flat. I think the Allure would be good as you can replace a single plank if there's damage. If I do Allure, this time I'll rent the roller :-)

I visited Lowes tonight and set up a measure. Lowes says the vinyl install starts at $1.50 a square foot and tile install starts at $5 a square foot. FWIW

OK I FINALLY got the pictures on my picture page (click on the red outlined box at the top of this page if you haven't used it before). They give you an idea of what both properties looked like before, during and after (not the final 'after' so you will have to still use a little imagination).

I have used the paint and specks idea before and, while initially easier, have to redo it every time there is a move out. Plus to me it just kind of looks cheap.

I really don't think I can beat this for economy ease of maintenance and just a little more of a unique vibe (I think students would like it) but to each their own. I had 50 gallons of water get into the one basement a couple months ago (before digging a french drain around half the house) and it was no big deal. Vacuum it up and move on to the next project. Plenty and njsailmaker, carpet is an interesting idea. It’s in my own basement for 15 years (same carpet) and has survived a flood (removed padding and took outside to dry) and some smaller water mishaps (used shopvac to pull the water out and dehumidifier). I wouldn’t have to level floor, maybe just grind down some high spots. It would add esthetic and temperature (maybe a little) warmth to the space. It would absorb some sound from the TV and conversation. If water got on the carpet and I didn’t know, I’d probably need to throw it away. Maybe I could get some moisture detector that would call my phone. Maybe carpet would cost me $5 sq ft x 800 sq feet = $4000

The other option, I thought of this morning, is to ceramic or porcelain tile the basement. I would look good, but it would be cold in the winter (maybe a good thing in summer), would not absorb sound from the TV, but it would last 20 years, unless I needed to tear up the floor, to replace the main drain under the floor. I also only have 7’ ½” ceiling (bottom of joist) height, so I’d want to put the tile right on the concrete which I think is iffy. My guestimate to do tile is: $1,500 floor prep (level floor), $2 sq for tile * 800 sq feet = $1600 for materials, and $5 sq for install * 800 sq feet = $8000 for a total of $11,100 (yikes).

This is for a 10-bedroom house, and my experience has been that a rent increase would probably cover either option, as rent increases are divided among 10 or so student renters. I’d wild guess the carpet payback time would be two years, and the tile floor payback time would be five years. I'm leaning towards the carpet option at this point.

Rangor, thanks for posting the photos. The basement in images 1-7 really turned out nice. Like you said, the floor really looked good once the wax(?) was applied. As you mentioned, the older house floor in images 9-14, did not look as good. I think that my older house would turn out similar to your older house. as there's a lot of imperfections in my basement floor. If it would look like the first house in the photos, I would do my basement the same way, as it really did have a cool vibe. I'm just not so sure with my imperfect floor. Use the thinnest possible flooring and that would be self stick vinyl. They use throw rugs or area rugs to make it nice. YOu are right on the height problem if you use laminate and I don't trust any basement not to get wet and ruined at least once. nhsailmaker, I just had HD redo the $8,300 vinyl quote, instead using carpet, and the price was $2,600, for a pretty nice commercial carpet, padding and install. I think HD is doing a free install so the price is for the carpet and padding.

Bill,just woke up almost 5 o’clock on Wednesday afternoon re reading my recommendations yesterday,must have been half asleep when I gave them. That framing,keep an 1” space between the styrofoam and it,does something,and gives more of an illusion of warmth and relaxation,maybe it does,maybe it doesn’t,I don’t know.And also get reckless with the cheap caulking($1.28)a tube......... ........ I should have mentioned in my original post, the flooring is for my "luxury" (relatively) student rental. I'm told I have the nicest houses at the university. You might ask is it worth it to have the nicest house, and my response would be: I think so. I can be selective to who I rent to, my houses are never vacant, the rents I get cover my improvement costs, and I really enjoy making and having the nicest house. I put 79 cent Berber style HD carpet in 2 basement rooms I glued it down 1st time and when it flooded from the fire it all came loose. 2nd time I used carpet tape. If you are going for higher end then do padding w tack strips. None of the box store sheet vinyl is durable.

Proper prep of concrete if painting or patching is to acid clean w muriatic acid.

Not sure I'd make it inviting for college students to party in a basement if there is no exit. --99.203.xx.xx

Small potatoes, that is interesting you say sheet vinyl from box store is not durable. I thought sheet might work well over a bumpy floor, but I did hear about sheet ripping and you're confirming this. I'm guessing ceramic or porcelain tile would be the best high end option, except the cost, and i may loose my 7' ceiling height (7'-1/2" now).

And good point about inviting a party. This was brought up in my 2018 post "Basement recreation space". There is a door that opens to stairs going outside, but I'm not sure if the city needs to put some "approved for watching TV and party space" seal of approval on the basement. The zoning board approved the basement as a recreation space, but not as a sleeping area. --100.1.xxx.xxx
