Thanks for your encouragement.(msg left on junk challenge thread).

I'm not yet at a level where my time is focused enough on acquiring more places. I still need to do day to day management and often part of the work as well. I'm working on getting the systems in place so that I can have someone or some company manage places. I'd be willing to pay a mgt fee if I never had to touch a place again.

For me, the thrill is in the hunt for more places. The problems are ability to finance them (having investors or a source of cash ). Because I operate off cash flow, not only do I have to go slower, but conserving cash flow is necessary, therefore it takes time to manage, do some of the work and constantly look for good workers.

There's no problem finding deals, especially if the area where I'm looking is is large enough.

The idea of having several different sources of income is , as I see it, good. I've been caught by downturns when I had my construction company

( interest rate spikes which slowed construction, swarmed by illegal alien workers from South of the border, and more).

I've got several ideas, trash hauling among them. One problem I'm having is these take time away from getting more places. I don't want to be spending too much time on these, so I look for a good worker who can run it with minimal supervision. I like a business idea that can be somewhat related, set up with relatively low start up costs and run by average people.

Trash hauling, lawn service, etc. If I can have these businesses also service my own places at a savings to me, that's a bonus to me.

I'd really like to discuss some of them as I'd bet you have been through this as well.

Good discussion!

As I read your posts what I pick up is you need helpers. They will help with the houses and help your business grow. One of them will have a pick up. Give him an extra $20 to haul each load.

Sounds like you know how to grow. We must ACTIVELY avoid distrations. Focus on the RE and build wealth.

Major in the majors.

Get stingy with your time and lots of minutia takes care of itself or disappears

Learn how to buy wihout money. Once I learned how I there is no limit. We stopped counting the no money down deals.

I just bought one where the seller gave ME money to buy it.

Knowledge is power and profit.

I enjoyed the Trash talk!

I was thinking what is the most unusual item I have ever throw out from a rental.

Brad is a good man. Perhaps if you go to the convention you should sit down with him and ask him how you can grow your business.

What part of Michigan are you from? My sister is up near Lansing
