When I read or hear these topics I must ask how well do you know your state and local tenant rules? Do you visit housing court as an observer about 4-6 sessions per month? And how many hours a year do you spend on alderman or council meetings?

Having a large proportion of people renting is a double edged sword. It makes for a better rental market for LLs, but you also have a large proportion of VOTERS that are renters.
Then again, the rental registration ordinances in many cities are there NOT because of tenants (doesn't affect them!) but because of homeowners who don't like rentals in their neighborhood. People vote their own interests --199.247.xx.xx

My reflections? I sold out and moved to a different state.
Thereby putting back into owner occupied hands eight of the lowest rent houses in the area. So, rental legislation has cost the area at least eight clean, well located, well maintained houses that working people could afford. None of those are rentals any more and I suspect I was not the only landlord to get out of the state.
Rent control type of legislation isn't really doing any good for the tenants.
I've got one left that I can't sell yet because my son is living in it and my son has one left that he has left vacant since the last tenant moved out two years ago. --98.146.xxx.xxx

NHSailmaker, You don't get what you vote for when hoards of liberal Californians move into your state to the point that they outnumber the native residents. When that happens, you get their crazy progressive ideas over your own protest.

This is exactly right. I am a liflelong Oregonian and all my family still lives here, but I don't know how long I can stay here where the nutjobs from CA keep moving here to get out of that state after they have destroyed livability. They then come here and vote in the same idiocy that made them leave their state in the first place. It's the dumb leading the dumb...
And it doesn't help that the news media, nearly all the social media, and the schools and colleges push this stuff on us 24-7. It is a case of brainwashing and propaganda I never thought I'd see in this country. --24.20.xxx.xxx

Capitalism is purely based on supply and demand. Any attempt at artificially altering the economy will have unintended consequences. By imposing rent control, the rental housing supply will decrease and the people approved for the rentals will be of "higher" quality. So the exact people they are trying to help will end up getting scre...a raw deal.

The basis of rent control is not to control rent but bankrupt the private sector rental housing providers. I would bring in a rigid system of rent review eliminating the exceptions and loopholes then you say to the speculators if your unhappy we will buy you out as the sheet from the radical left wing tenancy advocate groups. It is more about expropriation then controlling rent. Once the government takes over there is no more rent control. One time at the residential tenancy commission a tenant was getting 45 per cent rent increase where he soon found out the government housing authority is exempt from rent control. Pay up or leave. Next to bombing a city over time the rental buildings will be look like they have been bombed out. The number of vacant rental units goes to zero as more rental units are converted to other uses like Air bnb. or demolished then a condominium goes up. If socialism works then why is it in rent controlled cities in the Us rents are extremely high when compared to a free market area. If would like to know more then visit www.frpo.org website then go into rent control in the province of Ontario as in Ontario rent control is in the entire province not specific cities along government owned rental units are not under rent control. If you think rent control is coming, get all utilities out of your name. Start installing separate water meters, figure out a way to put the trash separately in the tenants names etc. Remember, the rents are fixed, the utility bills are not. It's a pain to run pex and put in submeters or city water meters but after its done, no more bills hopefully to you! Tenant pays for own usage should be your goal. --174.65.xx.xxx

In Ontario they changed the formula which determined the allowed rent increase amount per year. Before it was tied to building cost index which reflected the actual average increases on utilities, insurance, water sewage charges, property taxes plus 2 per cent for capital allowance. First they took away the 2 per cent plus then tied the allowed increases to the CPI where the annual operating expenses went up more then the allowed rent increase percentage. Electricity is the most expensive and abused utility so separate that out right away then natural gas when individual heating units are installed then water where increases will be passed onto the tenants right away. Once the building is completely metered out then some tenants may refuse but once they move out then new tenants will have to take or leave it. Any rental unit where the utilities are included where there are rent arrears evict right away. A building is more valuable when utilities are separated out along tenants will use less when they are own the utility. Lights off when not in room or they go out. --147.194.xxx.xx
