I just showed a nice 3 level townhouse in a very desirable community to a referral by my handyman. We knew in advance that he was on Sec.8. Fellow is divorced with 3 small kids 3-10 years old. Not working. No vehicle. Had a friend drive him to the appointment. Well, here's the plan---Sec 8 for housing, TCA (temporary cash assistance which he says can last for 5 years), and help with paying the utilities. Suppose he also receives food stamps. Very informed with what benefits he can get. I looked up his record online for legal issues---domestic violence, petty theft and driving without a license. I just have a BIG problem with a 31 year old man sitting at home with his kids in my home while getting all of these benefits. Oh yes, Dept. of Social Services is paying his deposit...... Please give me your critique of this man/situation. I am not real thrilled with it, but I do need to get the place rented. Thanks. --24.233.xxx.xx

I wouldn't rent to him, but you can't leave three little kids ages 3-10 home alone for 8-9 hours a day.

Day care is hard to come by and it is expensive. He isn't going to be able to pay for day care for three kids on any sort of job that tenants usually have.

I suspect that he is happy to use that as an excuse to sit home and watch the telly, but, on the other hand, it is an issue that welfare doesn't deal with adequately. --98.146.xxx.xxx

Handyman gets no holiday bonus this year.

I have one tenancy (already ended) that my family and I refer to as Stupid House. As in, I was stupid to rent to them.

This sounds like an awful lot of house for someone with very little means. Yes, he needs a place, but, ‘very desirable community’ and three level townhouse sounds high end for someone that needs to learn to be very frugal. --70.92.xxx.xxx

Wow! I'm the odd man out based on Federal Fair Housing law.

Based on the info you provided, why is this MAN any different than a WOMAN on Sec8? You could be sued for discrimination based on sex.

SHE has no job, 3 kids, and lives off the govt and agency handouts. LLs are fine taking HER on Sec8.

Any person who has raised 3 children knows he's not sitting on his rear all day. Plus keeping all those programs and free money coming in is a full time job.

Petty theft can be shoplifting a pack of cigarettes at age 18.

Driving without a license to keep a job is minor. When did this happen?

Domestic battery is commonly filed by the opposing party in a divorce. Again, WHEN?

One of MY res was charged with domestic battery but his wife still stays in the house. They agree he grabbed her arm in self defense when she swung a frying pan at his head. (and HE got charged!?) It was a way for her to "get back at him".

"Everyone is welcome to apply" keeps you square with Fair Housing police. Screen normally from his WRITTEN application. Illegal for you to pre-judge without the written app and full screening.

Also know this might be a Fair Housing tester, a person PAID to trip you up for a lawsuit. Indianapolis has an ad to hire these.

Me? we don't take Sec8. Done. Must be garnishable.

Quick guide to MD Fair Housing Laws. Know that your city might have additional laws so check those out. mccr.maryland.gov/Pages/Housing-Discrimination.aspx

No section 8. No problem. Use a real estate office to help find a tenant if you can’t seem to fill it. They will take a big finder’s fee, but it will be less costly than to evict and clean up. Here in Idaho, I don't accept Section 8. I don't accept male Section 8, I don't accept female Section 8.

In Oregon, where it is against the law to reject for Section 8, I only do month to month rental agreements, please check with your case worker to see if you can rent a place that isn't on a lease, since Section 8 requires a lease for the first year. --98.146.xxx.xxx

Oregon Woodsmoke, I’m glad to read that. My city has just said landlords have to accept Section 8. I’ve only ever done MTM.

I didn’t read in this thread that anyone would accept a female, but not a male in this same situation. I’m one of the ‘mom and pop’ landlords who ‘works with tenants’ BUT tenants must be realistic about their expectations. I have lower end properties , I call the class C only because there is worse, much worse areas in my city maybe two miles away. Others on this forum would think I’m in war zones. So, my applicants aren’t looking to rent in ‘highly desirable ‘ communities. But, even for my little places, I would be concerned that this applicant may have much more knowledge about what ‘benefits’ they qualify for than knowledge about what kind of jobs they qualify for.

I want people who are looking to improve their situation through hard work, self-restraint, and perseverance. Those persons, I want to ‘work with’. Yes, my tenants occasionally get assistance programs, but, it’s not their plan to make a living off of that. --70.92.xxx.xxx
