Once again a vacate property on the market.

Posted on Zillow, skipped Craiglist this time, gets buried too fast).

On my desktop, Pre-screening questions and a list of "replies".

Takes all of 10 minutes to respond to 10+ hits "click, paste, click, click,send".

Over 50 hits in 72 hours.

Four interested parties invited to view the property Wednesday between 4:30-6:00. I'll meet them then.

Thank you to Mr LL Boot Camp and all the people on this forum for showing me a less stressful method and less time consuming way.

A great start! Now expect that only 1-2 of them will show up.

You'll really be on your way when you simply advertise an open house and collect applications there. I don't care how many tire-kickers show up--it creates a sense of competition. And I welcome anyone to apply, because I make a tidy profit off the applicants who insist on submitting an application even though I tell them it's incomplete or their income is insufficient. --204.210.xxx.xxx

The people "invited" to tour the property were invited for the same window of time, just like an Open House.

Also, out of the now over 65 inquiries, half never send back the pre-screening questionnaire; #people, pet info, verifiable income, Fico score...Of the screening questions I have gotten back, I have weeded out a large percentage b/c of pet policy criteria or income.

I have always done the pre screening, but by phone. After a few days of telephone stories, it becomes SSDD. Or it did for me. I would want to scream "Lady, do the Math! The rent is 58% of your income. You can't afford this place." --205.223.xxx.xx

Do you give out the rental address in the ad or only to those you "invite"? The problem I had with doing open houses was that rando people would show up without going through pre-screening because they knew the address. --72.188.xxx.xxx

Yes address in the ad. I don't mind if people drive by prior to answering the Pre-screening questions.

Invites to the "Open House" are NOT advertise.

When I get their answers back via email, matches my criteria, I respond to their email with the "invite".

I only invited people that would qualify if the initial information submitted is true. --205.223.xxx.xx
