This is controlled by your state and local tenant rules, in a multi it is hard to enforce who is the cause of the bugs and often lands on the owner, there is no reason to put anything in the lease as basic habitability covers this.

As Vee said, your state's laws may say. In Missouri, it can go either way. Whatever we negotiate, we're free to decide what is in our best interest. My lease says we provide a 30 days bug free warranty, but bed bugs are excluded. We'll treat one time at our expense if they notice any bugs during the first 30 days. After that, it's on them.
The type of rental unit may also be important. A Single Family home it is often the tenant's responsibility. An apartment may be different, since it is difficult to prove who is at fault for bringing in the critters. --173.20.xxx.xxx |
