Hello guys, i think i am going to have a heart attack!!! OMG, the previous water bill was 600US, this cycle i just received, it's 2700 !!!!!!!!!!! There should be a leak or something, i can't wait until tomorrow to call or go by the City Hall, ay ay ay, i got MIGRANE!!!

This is just a 2 Family house :(.

probably a toilet flapper,i have them replaced every 6 months and my handyman told me I was crazy until he helped a friend of mine who got a $900 water bill on a 2 family and it turned out it was a toilet flapper. --72.231.xxx.xxx

Sorry to hear this. Ouch!

Bring red food color to test the toilets. Red food color goes in tank, then watch bowl to see if it appears in bowl. I just did one last week, took almost half hour before I saw a tinge of pink.

My tenant had texted that she heard noises from toilet in the middle of the night, so she got up and shut the water supply valve to toilet off, then texted me next day. I had noticed her bill was up slightly last quarter, but then, I knew her mom was washing clothes there when Mom's washer broke. Tenant pays, I just watch that they pay, and watch for usage changes.

Ken,that's not a bad idea. I don't know that I'll go as often as that, but mine was on a two or three year old toilet. I don't like waste in a landfill, but I don't like tenants to have high water bills either. --70.92.xxx.xxx

Is this just for water or is this all utilities combined on one bill?

This is why tenants should be responsible for utilities.

I would have died at the 600 bill.

I agree with NE I would go now.

Even the $600 bill sounds steep for a 2 unit. Is it a quarterly bill? The leak should be fairly obvious with a bill that high. I’d fix it and then bring evidence of the repair to town hall and see if they will help you out on that bill. --24.147.xx.xxx

We receive the bill every 3 month.

Normal should be around 400.

This is water, sewer and trash/recycling together.

Those toilet flappers will get you every time. That's not a bad idea to just have them replaced every six months. That's a good time to inspect also. I added an excess utility usage clause to my lease when a tenant fails to tell me about a running toilet. --172.58.xxx.xxx

WOW! Is this $2,700 for 3 months or 6 months? Either way it's got to be more than your property taxes. I'd be checking this out tonight. You either got a major leak, an extremely wasteful tenant or a giant billing error.

I replace every 6 months because that is how often I get a water bill,the bill is what reminds me to email my handyman to replace them.I was at a house owned by a friend when the water dept came to help him figure out why so much of a water bill,you couldn't even see water being used in the toilet but when you felt the flapper you could feel the problem,this was a 2 family so the ownmer gets the bill and hard to get upset with the tenant for not reporting what couldn't be seen. --72.231.xxx.xxx

This is why I installed separate water meters at my complexes. The water bill is now between the city water department and the tenant - not my bill or my problem anymore for $3000 per city meter plus plumbing out the separate water lines! Steve that is 3 month. 65 per month? How many live on each floor? What's your trick?

I check, i haven't seen no leak, for the few coldest days that we had, i let the kitchen sink open for 2 or 3 nights. Also i found the toilet in the attic flowing flowing non stop 3 weeks ago, but that wasn't for more than a month.

When I moved into my first rentals homes, I transferred the power from my tenants name to my own. The property was vacant during my remodeling. I received my tenants closing bill and forwarded him a copy. I kept the original for my records. I also took pictures of my Water, Gas and Power meter readings on the day the services were transferred into my name.

Then around 2 months after living in the home, I received my first full term bill, for 60 days. Instead of it being around $50, it was over $600. I called the utility company and they didn't care. If not paid, they would turn off my service. So once again I took pictures of my power meter with the readings and serial number.

I complained to a supervisor. They replaced my meter, thinking I didn't have proof of my usage, and threatened me with collections. I was only round 19 years old.

I then went to the local police station and filled out a "fraud" report. The City's utility company was conspiring to commit fraud, and since the amount was for over $500, this was serious.

The City told the police that they replaced my meter to insure the future readings were accurate and the old meter was dead on. My next trip was to the Mayor's office. With pictures in hand -- my utility meter with that days' news paper, I proved they read my meter incorrectly and I would not have reached that reading for another 9 months.

I was finally give the proper credit.

As for your water meter, check your meter at the curb and see if it runs when no water is being used. You may have a leak. Turn off the water to the home and see if the leak is between the meter and home, or after the shut-off valve. Then check toilets, faucets, hose bibs and under the house crawl space. There are toilets which do not use a flapper. The Niagara Flapper Less toilet uses sort of bucket assembly which tilts where the lever is pressed. Found very good results where never had any issues. Go into some videos on You Tube then check out how the Niagara Flapper Less toilets works. With a water bill like that one could easily replaced all the toilets. --147.194.xxx.xx

In my case, the flapper was good but the chain would get hung up on the flapper. The tenant was not aware of this. It never happened when I was checking the water meter. --67.41.xx.xxx
