I’m seeing multiple articles and reports saying tax refunds are X% lower, some people surprised they OWE taxes.
Many LLs accept the excuse from late payers that they will “catch up” when they get their tax refund.
My suggestion: don’t count on it. Zero Tolerance on Lates works. Don’t let them fall behind AT ALL! Don’t fall for the “just tell your LL you’ll pay with your tax check” put off they learned in Deadbeat University.
-They can use firms like H&R Block to get an advance on their refund
-get a copy of their filing papers. Many are just wishful thinking, not yet filed.
-with PayDayRent they only need $180 for this week’s rent.
-in 42 years of LLing we’ve only had a few actually catch up with a tax check. TVs, car repairs, and depsoit on another rental/move out usually come before catching up old rent.

Just because they SAY they will catch you up does not mean it happens.
Even if they get a check nothing says they have to pay you with it.

I can't spend an unfulfilled promise, and so I don't take them. The lease was the original promise. To not pay is to break the promise. Why trust the word of someone who has already not kept their promise once?
Wishful thinking. ZT all the way!
Imagine what a business owner would do if the employee didn't show up for work one day....2 days...3 days... At what point would you fire the person?

Borrow the rent money from someone before you get really stuck, sending rent bills to someone that is already behind does not pay them, just shows the tenant what they already know, and the manager awakens they are giving away rent money.

I just shake my head at how people don't understand that getting a refund means that Uncle Sam is getting the use of their money for free. With so many good calculators out there, it's pretty easy to adjust withholding. I always aim towards owing some.
