Your best bet is to contact an independent insurance agent who can shop around for you. We have two different insurers for our rentals because they're in two different states, and a third insurer for our personal home and cars because it was more affordable that way. Search the forum--we've had multiple discussions on national insurers and people's experiences with them in the past. --204.210.xxx.xxx

USAA for personal stuff. Must be military or have a military connection. Direct family down line, I think.

For rentals, brokers are good. I use Shelter, though. Shopped a half dozen companies (including several brokers) and found no one close to them for pricing and flexibility. Foremost will take anything they won't, for a higher rate. Paid out 2 claims so far. No increases, no cancellations.

I make sure to have many insurance carriers covering my many rentals. Why? Because if a claim happens, I don't want all of my policies to be cancelled.

I have a friend who's a fellow investor. He and his wife had 1 agent and 1 insurance company cover his 6 properties and 3 vehicles. His mistake was he would allow friend and family to drive his extra car -- that he had minimal insurance.

After I talked to him in detail he moved his rentals away from his Home owners policy that also covered his vehicles. One day his sister-in-law had an accident that was her fault. All his vehicle premiums got raised by 40% and his personal home policy went up 20% because of the accident. No more discounts on those policy's for the next 3 to 5 years. If he still had his other rentals with that same insurance company -- all of those rates would have gone up also. --47.156.xx.xx
