Tenant who I stopped from smelly motorcycle repair in the attached garage at the Cute Cape Cod has now started a car detailing business. I told him he was not to do that on the property but caught him yesterday with four guys and water pouring down the driveway and freezing as the detailed a car. I went home and got my camera and took a photo. Then I went over to the car and told him that he is not to do that here. So he said it was his car. I asked him how many cars he had since he told me another one was his earlier in the week. He said he could have as many as he wanted and again I said, not here.

I got the plate number and asked the police despatcher if she would confirm it was his but she said they can't give out any information. She did say that it was not stolen but...… and then did not finish her sentence. How many photos do you think I would need to evict and make a good case in front of a job for doing a car detailing business on the property? --96.114.xx.xxx

Does your lease indicate that the property is to live in only and not to conduct a business? Also - does the tenant pay the utilities (specifically the water/sewer) bill?

If your lease is not CLEAR about it I think you will have a very tough time. If it is - see if you can't find some fliers or on-line ads and print them out. That may "help your case".

If he doesn't pay the water/sewer then I would pay very close attention to the consumption/usage and make sure that goes into your "damages". --69.201.xx.xxx

Looking for his ads on Craigslist, Facebook marketplace, other places, as cjl said is a great idea. I wonder if you can search by his phone number to find ads?

After attending my local landlord bootcamp yesterday, my suggestion would be to contact attorney. My area is becoming more tenant friendly, though not as much as NJ.

Might it be acceptable in your area to remove outside hose bibs? Also, does your community have ordinances against certain businesses in the home? Might be able to get neighbors to pressure city to issue tickets?

I will admit, I don't mind a little entrepreneurship in my properties, as long as the business is not otherwise illegal. So, I have overlooked a one car at a time car flipper to do his thing. As long as he kept the place tidy, cleaned up grease, got to it rather than letting a wrecked car sit long time. And, so far, so good. Even encouraged one guy to declare it on income taxes so he could establish job history.

Water down the sidewalk in winter is not good. Nor is leaving the outside spigot just shut off outside, but undrained in winter. I'd wonder if he didn't turn the inside water shut off for the outside hose bib closed, and drain it. Watch for damages to your hose bib lines. --70.92.xxx.xxx

Check the registration given on the application, people do change cars and the question is -do you have This registered-? Another name is the license plates, I would ask him to put some salt out where people walk so nobody will slip when the water freezes.

I had a tenant who moved his auto repair business to the back yard of this rental duplex. Large 10,000 square foot lot. I sent the tenant a notice to "cure violation or move". I then reported the tenant to the City for operation of a business out of a residential area. Nothing seemed to work. So I began an eviction.

The tenant was saving over $3,000 a month from paying a business location rent and hired an attorney.

Housing then sent me a fine for allowing a tenant to have non-operational vehicles out in the open, not in an enclosed garage. In Los Angeles a landlord can't win! --47.156.xx.xx

One of the first paragraphs on the lease says that business can not be done at this site. I pay water and sewer based on water usage.

I just came by there in my car to see another wet car coming out of the driveway. This one was red. He drove off and I did not get the plate number. I went and got my camera and opened the common area garage door to see a power washer and large shop vac. There is a hose big IN the garage near the garage door. The driveway was soaked and ice was forming in the shade and there was water on the sidewalk. I took multiple photos. He also has the back door to the garage blocked with shelves and boxes. That is part of a fire exit if the front door was not available due to fire. If the electric power was off they would not be able to lift the garage or get out the back door. The male could pull the release but if the female was there by herself she would not be able to. I will send him a notice for doing business at the property since he already told me he had a detailing business. I will send him a notice for blocking the fire exit from the garage to the back yard. It's a good suggestion to find some advertising but I think he might be doing word of mouth right now. I will look for advertising. I would not care if he was a person with personal limits but he seems not to have any. The last problem I had with him he filled up the garage with leaking gas cans and he did clean that up after a notice. The heater guy had to wait to turn on the heater in October as the house and basement were full of fumes.

I like Jason's idea. I had a similar situation once. Younger guy running auto shop out of rental next to my friend. The noise was driving my friend crazy.

What was funny / sad, was I offered to BUY a nearby vacant shop about a block from my office and set up an auto business, IF the guy would go to the local college and get an ASE Master mechanic certification. He was a good mechanic, but no clue of the rest. I would have run the marketing and had him do the repairs. He never stepped up.

My friend later went to the city with CL ads, photos AND his business card that he'd given me previously. They brought criminal charges for operating without a license or tax certificate. He got the case dropped somehow, but cut out the repairs. Last I heard the fellow is digging ditches for a pipe company. --47.216.xx.xxx

Jason, that is brilliant. I will ask around to see if anyone already has it that I know. One of my tenants' son is an IT guy and he would probably know how do that for me. The horrible next door neighbor walked over to see what the noise was. I suspect he heard the pressure washer. I should have told him to feel free to call the police if he finds it annoying. We have noise ordinances but they are only before 8 AM and after 10PM

Live the Dream, that was so nice of you. I checked CL and FB marketplace to see if I could find ads for him but did not. This fellow told me he doesn't like to work for other people. He was working for an electrician and says there is no work right now. I don't believe that at all as I have three small jobs waiting for an electrician. Had a 3 year old frost protected hose bib rupture because tenant had a hose connected during winter. Added a lease clause forbidding tenants from attaching hoses to bibs during winter months.

I have a smart phone and will do that thank you. The hose bib is inside the garage so won't freeze up because it's an attached garage. Plumber will charge me four hundred bucks to do that. I will fight him with words and photos. This neighborhood is like a 1950s postcard. It's like going back in time and people paid good money to live there and I lived there for ten years and he is not going to make a lot of noise and mess. The female's father has a car repair place so perhaps he worked on them there. He told me he rode a "bike" when I interviewed him but in my culture that is a bicycle. In his it's a motorcycle. I never would have rented to him. I'm going over the lease and seeing what he has violated and then will send him a Notice to Cease. If it was a SFH or the houses were farther apart I might just ignore this except for the ice he created on the sidewalk. Ken, I would have rejected him to eliminate the problems I have now which are noise, chemicals in the garage, bike in garage instead of a car as the lease requires to free up space in driveway for upstairs tenant's comfort. Tenant had bike accident and could not work last year for a couple weeks so rent was late and just generally some people who have those things have a lack of self preservation. And for those of you who know these things, he's an Aries. About half my tenants have always been Aries and driven red cars especially when I had twenty units instead of just the six I have now. --173.61.xxx.xx

Ohhh about 20 plus years back I had too boot someone out and they really hooked me up when they took off.

They left me a semi-assembled motorcycle in the white tub. Well at least once upon a time...... it was white. I learned an important lesson - since motorcycle didn't fit through the bathroom door, it is easier to just cut out the door jam, than to try and disassemble the bike.

Where they might be detailing AT your home, at least they aren't detailing IN your home.

Gkarl there is another hose bib around the back and I think this one would hook a hose to that one and run it around or put one of those hoses in the kitchen sink. He just has no self limits.
