We let the prospect view the home by lockbox and he liked the home. The rental application is online, and he did not pay application fee so the form is in the incompelte folder. But he blame the online payment method does not work and threaten someone from his work with same problem reported to BBB and asked if we can help. We know the form works. I said we can meet in library computer to do it together and we added new payment method online. Then he said I do not want to pay application fee and you will give the home to other.

Another girls came to our open house show keep complaining we do not return her calls and we ignoreher lockbox show requests. There is nothing we need to call her back and the lockbox show needs to be approved by filling online. The girl thinks we should have a office and someone there all time.

I am scared to talk to prospects now. Some will blame us for anything and make up stories. Text communication is safer.

Agree. I have started putting in ad a phone number with Text only. No voice. Can't follow the request then don't respond or respond with text only required. There may be a few who can't text oh well. Next!

Toughen up. Get organized and make them all go through the same exact process. If you know it's working, then it's working. They're just looking to get around it otherwise.

This is why I do phone screen before any showing. I want to weed out troublesome prospects and not have to waste my time dealing with people who's apps I know I won't approve.

Texting is just a game of wait and wait. Real estate, time is of the essence. One minute on phone to weed out bad prospects, never having to deal with them ever again. If good, two minutes to setup a showing.

Also , I do NOT disclose my phone number in my ads. They email me with THEIR phone number and I call them, and do not disclose the address of the house until they pass my screening.

The problem are they do not want to know our rule and they make up stories.

There was another prospect applied and approved for a unit A, but not come up move in money. Then my unit B on the market, he want it, no move in fund again. Then unit c and D he try to do the same thing and Lot of text "something come up" "Busy at work" all kinds problem. I spent lots of time to text back and forth. He learn report us to BBB about not giving him the unit. I had to respond BBB with all the text communiation between us for a coupld of months.

I am thinking we need to record everything with prospect if we meet. That is just too much work.

Ken, managing my rentals is my job for living. I have been doing it 20years now. Anything I do for living I will have the same problem.

CJ, that is just part of dealing with people who have learned to get their way by arguing, harassing, bullying. They are telling you they will NOT be good tenants.

Yep, youíll have to just repeat the same thing to them, Document each time you have to give the same directions. Ability to follow directions is a legal screening requirement for me.

I also do not give out property address until I have a few basic pieces of information. Some applicants balk at that. I stick to my standard policy. If you are using an online application process, they need to follow that. Modern life.

CJ, what screening/ application process worked for you in the past? I agree that lockbox showing and online applications would work very, very well, in a lot of instances, for a lot of landlords. BUT, they arenít for me.

Like David, I like that instant communication of a phone call. However, my hearing is becoming an issue, so, for me, I do ask applicants to text. I will try to converse on the phone, but, if I am having issues , I ask them to switch to text. My current tenants all know they have to face me when we talk, sometimes cannot talk to me over the phone, or from another room.

So, I have to work with an increasing disability, yet I prefer personal contact. Landlording (to me) is all about adapting. If using lockbox and online apps doesnít work for you, you can change it. HOWEVER, you DO need to use the same method for a group of applicants. So, if you have already been screening online and lock boxing on unit X, available now, continue with that method until:

1 ) unit is rented or 2. Unit is off market.

I donít know how long a unit would need to be off market to be fair to all applicants. But, using the same method of screening/application for all during the process of renting this unit at this time keeps one out of trouble.

You have been at this for quite some time. No need to stick with new methods if the new methods arenít working for you.

My problem is my accent and poor English. Also I am too busy to answer phone call and 95% phone calls are about "want to some one" "want more information". My tenants do not call me at all. They know it is much easier to text.

So, what is your question for the forum, CJ? If you just needed to vent, and be told to stick with your plan, thatís Ok too. A couple of wonderful posters gave you motivation to stick with your plans.

(Your English is probably fine, by the way. Your writing is fine. People try to get Ďaround the processí because they know they have issues in their rental history, they are trying to make you give in. Just be firm.)

Nothing wrong with requiring text only. Also nothing wrong with requiring online application. As long as requirements for everyone are the same,

I don't have a website, but I use a google form for my application. However, I won't even send it to prospects until I have the application fee paid in full. It helps to avoid situations like this.

You have described an applicant who does not want to pay an application fee, take this at face value - they do not want what you have open, so close off contact and keep looking for someone who likes what you have.

These problematic prospects are just out of their minds. A huge red flag is thrown up everytime they act so nutty. Please do not let these people get you down. You replied to the BBB ads to be pro-active. I would avoid contact with the guy whom you offered to go to the library to help as he's a total liar.

I know many successful landlords who have accents and who do not speak English very well, but it doesn't stop them from spotting a liar and a problematic tenant to weed out of a tenant pool. Your places must be pretty good if people are getting desperate to move in. Just keep strong and only let people who pass your screening into your places. Best of luck and take care.

I want to make sure it is ok to just text communication with all prospects. All of my tenants text me or fill online form for everything they need from us. They like it. I spent lots of time to put all information online.

I know my accent is ugly. Texting give me time to think and correct mistake.

I switched from big bank to small bank. I text to my bank person for loan and get some bank fee waived too. They like to text with me too.

Take a look at the ad on the internet then mention in the ad that all adults must completely fill out rental applications along with providing pieces of photocopied identification. Many jurisdictions the vacancy rate is dropping along what has happened in Ontario where the rent control along with the broken rental dispute process many of the smaller rental housing providers sold houses or sold apartment buildings to larger corporations where those who handed out keys with handshake are no longer. So if a tenant who is in eviction merry go round is going to find next to impossible to find a rental as many are running credit checks on all adult applicants. Unpaid utilities are immediately disqualified as unpaid utilities and unpaid rent goes hand in hand together. Once the problem tenants find out about credit checks they will go somewhere else. Had people if they did not get apartment they would take to human rights tribunal. Told them if they wanted a apartment they would have go back to credit bureaus where if they fixed the negative credit they would get a apartment. They are completely dishonest where they often owe thousands in rent along many other unpaid bills.

CJ I have a Google number in the ad and all calls go to vm. The vm says what the minimum monthly income (all sources) must be and tells people to fill out the rental inquiry form to schedule an appt. If they call the number or email me from Zillow etc I text them the form link from gvm online. This pre-screening replaces me talking to dead ends. If they fill out the form and meet my criteria I schedule a showing. Not a lock box since I do want to meet people and get a sense. Then if they are interested there is the application.

I have a suggestion that can take a lot of the stress out of this process. It it better to have a separate phone just for dealing with applicants. Not a separate number that rings on your phone, a separate phone. You can get one that doesn't require a monthly payment. You only pay for service when you have a vacancy. They are cheap. This way the applicants never have your phone number or even a google number that rings on your phone. You can turn it off and it does not effect your tenants. When you fill the vacancy you can shut it off and the leave it shut off until the next vacancy. You can change the phone number whenever you need to. When these bad apples can't get ahold of you they will move on to their next victim. They will only keep calling as long as you keep answering. This is probably the most useful tool in my tool bag.

RentsDue - that is brilliant!!

I did a disposable phone for my backup landlord to have while husband and I went in a long trip out of country. Donít know why I didnít think of that for screening prospects. Thatís the value of this board. Great, simple solutions.
