Regarding money orders: check the security features that would be difficult to counterfeit. Usually they have a hologram/water mark of some kind. Purchase date is also important because a M.O. can be canceled. If they bought it 2 weeks ago, they may have put in a cancel order. But yes, generally a M.O. is fine.
I also accept cash, cashier's checks, bank wire, and bank certified checks. Any method that results in an acceptance fee means the tenant must pay that much extra so I net out the same.

You have to let your screening play into the equation here too. If you just went through the full application and everything checks out, it's highly unlikely that they have a bogus money order printing operation in the basement of their current residence. Sometimes we can worry too much in this business. Even the "all cash" folks can still get fake bills.
The reason I take a money order vs a check is so I know it's good, even with screening.
If either the money order is bad or the check is bad, I'm calling the cops.

For the first time, at a bank drive thru i was asked "do you know this person? " as i was depositing a money order. I said Yes. It was $50 from a tenant. I asked why they r asking. Teller said there is one brand that has been counterfeited. The one on the MO i was depositing. I dont remember the name of the issuer but this tenant has been wuth me for 6 years and most always pays via money order from this issuer. I want to say maybe it was International...maybe is the name. I can tell you next month when she pays. Not sure where she buys them. It was the size of a dollar bill. --99.203.xx.xx |

When a person purchases a Money Order, Cashier's Check, Bank Check or even a Postal Money Order, the buyers can sign the back pages showing they were the purchaser and can issue a "Stop Payment" and request a "refund" -- and lie about the reason.
On tenant paid rent with a money order. Then they told the post office they lost it. The money was ripped out of my account 6 weeks after the fact. So I had to sue my tenant and the Post Office. My reason, I had a lease and 42 other paid checks from that tenant. It wasn't a mistake I was given the rent check. I had issued the tenant a numbered receipt for the amount, date and checked payment by "money order".
Since the tenant lied and the money was "stolen" by the post office, I also filed a police report, followed up with an eviction. Do you think I ever saw that money again? Never. Laws were written to protect government agencies from law suits. --47.156.xx.xx |
