Resident vacated and left a seriously dented refrigerator. IT WAS NEW 1 year ago and they are the only residents to use it. This had to be malicious intent.

I just bought a new one and put the dented one in storage to show the judge if he wants to see it. I am definitely suing this couple. They can have irefrigerator after they pay off the lawsuit that they will definitely lose.

At a showing of the residence today the applicant saw the dented refrigerator and said most landlords would have left it as is.

What would you do?

I'd keep it after they pay off the judgement.

Dented on the door? I would have the cost to replace door and the cost to replace entire unit. Charge the lessor of the two. Just had simular where renant burned round size holes in formica counter top. Replaced. Charged her product and labor. I'm not most landlords i use deposit to keep the house in same condition as rented. Thats not normal wear and tear. --99.203.xx.xx

At last move out I had to replace the fridge (standard Frigidaire 18 cubic that many landlords use) but smartened up and "stripped" the thing down first removing all bins, shelving,etc..

That's because in the past I've had to order the same parts for broken items in other rentals and even simple door shelves aren't cheap when ordered in parts. Vegetable/fruit bins are really outrageous.

Out of curiosity I checked out the cost of a Frigidaire door at repairclinic.com. These would run anywhere from just under $300 to $350 plus (depending on the model/size of the frig). I always buy new appliances but one almost wonders if, with coupons/sale items/contractor credit cards, etc. it's cheaper to purchase a new frig.

Pay to know your courts and how they normally rule. You said the tenant will definitely lose. If so, nothing wrong with your plan.

Are you going to court for other damages?

Did you consider a car dent repair service?

Or like others said. If the door, just charge for a new door.

Cant say what I would do. Depends on size of dent and if in a place you will see. And is this a class A property or even a C?

I sometimes fill in the dents with Bondo and then using an appliance paint, roll white over the entire refrigerator. Cost, around $20. Doing this out in the sun with a heated surface, the paint dries quickly. If necessary I can add a second coat. Looks good and can last for many years. --47.156.xx.xx

yes - dents on door and side that shows above counter - clearly malicious intent

Crisper drawer cracked

shelf missing and the knob to control temp missing.

Tenant used scotch to tape over all the vents in freezer compartment then complained it didn't get cold in refrigerator section

I will have it in the trailer outside of window in judges chamber if he wants to see it - shows I am serious - I will print out the cost of parts for his review.

Sad fact is that the liberal pro tenant judges never spent a minute as a landlord/owners of a property. These judges are clueless as too the costs created via damages by tenants.

HOWEVER when they rule they make their ruling MAYBE based on law but most likely not.

As a Landlord/owner it is extremely frustrating to have a judge not rule according to law but on the side of a deadbeat house-beater.

Therefore nhsailmaker of NH go for the most and hope for the best. The tenant did the damage and must be held accountable for the damage and pay for the damage.

Nh,

I only use super clean dent /scratch free appliances. A single dent on the front of a fridge reduces the overall percieved quality of the home. One dent is enough to turn Momma away.

In middle to low homes we will cover the dent with a message board if appropriate.

I’d charge to REPAIR the door. In court REPAIR is less argumentative than REPLACED. A replacement door online will not be cheap. Plus labor.

AND

I would carry the damaged door into court! For real.

You don’t need to bring the whole fridge, just bring the door. You wouldn’t believe what we have brought to court. It has a much better impact when the judge and the tenant are both looking at obvious damage and they are trying to come up with an excuse. Absolutely priceless. --71.10.xxx.xxx

I use the same frig style in all my units so I have interchangeable parts. You need to treat each aspect of the trade as an improvable business system. All my apt units get the same 16 cu/ft GE frig --72.23.xxx.xx
