Hi, I am usually the King of DIY but I have a tenant in Clarksville TN who basically said the rent will be late. I knew within a week of them signing the lease I had made a HUGE mistake in renting to them. They had given me 3 months rent in advance and this will be their first rent payment since move in and I can see the BS already.

I went to review the laws in TN about the eviction process (30 v 14 day, etc) and I am suddenly confused. I am thinking of just using a lawyer. Anybody have any suggestions for a lawyer in Clarksville TN?

Take it on the chin Mike. You don't know "um" till ya live with "um".

STOP the BS-- send no pay notice- stipulate when you are filing (ASAP) with the court and then let the answer machine catch their calls. Have your figure $$$ -- "if you pay you stay" amount in your head. Once the sheriff places notice-- either call with your number $ or show up in court when told to.

Would suggest this: when we have a tenant paying in advance-- we make that payment the last 3 months of the lease. They must pay the first 9 the 3 are held in reserve and never drawn on. --99.103.xxx.xxx

Trust me, I dont let peolle slide. Just confused when readjng tn landlord laws as to what the requirement is now. They changed the law in 2013. If the paperwork isnt correct then some judge will throw it out. --99.147.xxx.x
