I am wrapping up my last vacancy rehab here probably by the end of next week. I will be listing the new flip house this week as well. Barring any vacancies, for the first time since I think I started doing RE, I'm not going to have anything to do.
What should I do?
I may go nuts not having anything work related to do because I'm so used to it.
I'm not hoping anything pops up that I have to do. I just don't to waste time doing nothing either.
I'm thinking new direction growth phase stuff. Just not sure what.

Look at your 1 5 and long term plans. What's working what's not? Reset priorities and start thinking about what you like and what you don't. Spend a lot of time now the family and maybe soak up a good re course... find subs to replace the bad ones...

Nothing to do-- they are few and far between for down times.
We slip cruises in 3 4 or 5 day. Fact Sunday we go out of TPA on 5 day.
Biggest fault I see in my investing career watching others-- they never paid themselves during the down time. Now wife and owner gets burned out-- why? No breaks.
When we first started out we would just go into Atlanta and stay over night at the hotel-- as we got more income we would fly to NYC for diner and show -- stay one night. NE your from PA- hop the train into NYC for a night- stand in line at the 50-50 ticket booth for a cheap show. Olive garden or Carmines for diner. EDISON hotel has great rates.
Something to displace the calls and investing thoughts. One big item I did was take up sailing-- believe me when you sail-- you can't think of anything but sailing. Did that for 20 years.

Go down to Florida and watch Elon Musk blast a rocket into space that then turns itself around and lands on its own launch pad, ready for reuse.
Then head over to Brentwood, TN and say "Hi" to Dave Ramsey at his studio. They give out free, freshly baked cookies.
Move a little further West to Branson, MO and take the kids to Silver Dollar City (aka, Steal Your Dollar City). Rent a boat and cruise on Table Rock Lake for the day.
From there, drive 40 miles north to visit your pal S i d [MO] and enjoy some Springfield Style Cashew Chicken and beer from one of our 7 awesome microbreweries. Maybe #22, Sisco, Dave, and Mike SWMO will join us!

Something must need fixing / upgrading / sprucing at your own home. We all know how we put that off. If nothing else, organize those tools and supplies.
Help a neighbor or family member or community in one of their projects.
Hire out your skills.
