When you have multiple applicants and you end up choosing someone else - do you NOT APPROVE the others (or any) or do you just "not select" them?

Check your local laws, but the only thing generally required for all is that if you decline someone based on their credit you must notify them in writing and provide the information for them to inquire directly from the credit bureau/s --24.20.xxx.xxx |

I try not to reject anyone but approve the first qualified applicant who has provided all the required documents and information. I don't "chase" after missing documents or incomplete applications. --75.22.xx.xx |

My application states that if they want to know why they were not selected, they must submit a written request and a self-addressed, stamped envelope attached to the application. Otherwise, no notification or discussion if they call. Of course this doesn't apply to rejections based on a credit report. --108.219.xx.xxx |

I don't specify. I just email anyone who has given me an application fee, "I'm sorry, we are unable to offer you the property at this time." Rarely do they call back, because they already know why.
Once I did have someone call to know why, and when I told them the reason they were declined they provided further information that allowed me to approve them. They've been excellent tenants. --204.210.xxx.xxx |
