I own a 4plex, two units upstairs, 2 down. In the upstairs unit, I'm considering tearing out the carpeting in the living room, hallway and stairway, and installing Home Depot's Lifeproof Rigid Core Luxury Vinyl Flooring which has built-in sound deadening material on the underside of vinyl. The subfloor is wood and I'm worried the noise will be annoying to the neighbors downstairs.

Thoughts?

Consider installing a padding under the Lifeproof this will help with sound deadening.

Plus installing the luxury vinyl flooring will help in the future when you prepare for a new tenant cleaning the life proof is much easier and faster than carpet. --99.56.xx.xx

Yes, I would be worried about the noise. My parents took out carpeting and had fist fights in the hallways over noise. I fixed all that. Second I would be concerned about Home Depot. I got a price for carpeting from them and it was way higher than the carpet store in the upscale area near Princeton!! Also they wanted to charge for removing molding and I wanted the carpeting installed up to the molding as the previous installer had done. The people who figure out your bill are not craftspeople so they can make mistakes. The guy who comes out to measure also has to get paid and then the installers get paid. Way too many people to pay. I use short pile olefin (oil based fiber) and berber style which was recommended by a carpet cleaner. I have used very light carpeting upstairs and darker on stairs and lower floors. Rust brown is great on stairs. But I will not be doing light carpeting again after a tenant got a job pumping gas and tracked gas and asphalt all over the carpeting. Lets NOT forget!

Carpet Plus Tenant = spilled what ever.

Tenant spills a drink CARPET SOAKS IT UP!!!

During the winter months; tracking wet in from the snow and rain as well brings it onto the carpet tracking dirt and you get that "Worn Look Pattern" on the carpet. You can have the carpet cleaned by the best carpet cleaning professional in your area and it still has a worn traffic pattern.

PLUS allergens that a carpet helps to hold into the carpet.

Any spills or wet areas on the Life-proof can be mopped or wiped up sooner or later and it will not soak into the Flooring. Makes your job easier and cheaper when you prepare for the next tenant.

If they have pets carpet soaks it in then it soaks into the pad then it soaks into the wood or concrete under the pad creating more of a problem. LifeProof the cat or dog urine can be wiped or mopped. NEXT!!!

Carpet NOT an option, remove it and install Lifeproof in the entire unit. It will look nice for years in your unit. PLUS it will look great when you show the unit to prospective tenants.

Best carpet for spills and messes is Kangaback carpet with pad all in one. Had tenants who ate pizza and beer then vomited all over the Kangaback carpet. I pulled up the carpet from the double sided tape, hung it over the balcony, washed it down with a hose and broom, let it dry, then reinstalled. Cheap to install yourself and designed like a big diaper for tenant messes, but hard to find now. --201.140.xxx.xx
