After the rooming house stove fire, I decided to remove all stoves and supply hot plates and possibly counter ovens in common kitchens. Most of the tenants have a dorm refrigerator and microwave in their room. Not only are the stoves a fire hazard, they have to be cleaned and it's just less hassle to get rid of them.

I thinking of doing this in some of apartments as well, particularly the studio apartments. These are generally occupied by one or two people and no one seems to be into heavy duty cooking.

I think that is what insurance policies are for,increase the policy until you are comfortable.In 32 years of doing this full time I have never lost a house to a stove fire but I have lost 2 houses to arson,1 of which was the tenant who burned it down. --72.231.xxx.xxx

I also agree with insurance. I lost a house to a faulty light fixture. Brand new fixture too. The issue was in the construction of the fixture itself, not the install.

I would think rooming houses in general are going to have more issues than normal.

So if it isn't stoves, dryers or furnaces, it's light fixtures or reptile heat lamps or dope addicts nodding off with lit cigarettes in their fingers. --50.32.xxx.xx

Here in NJ we remove stoves when we are taking an apartment off line because it's not up to code. I did that for a basement apartment that had a low ceiling. I would think a stove would be less dangerous than a hot plate. I would think that is a mistake. Some one might tell you that's not a domicile. --73.178.xxx.xx

Local health codes require a resident be able to cook as a condition of habitability. Thus I have installed special exterior venting Microwave ovens with also Convection Cooking. The combination of the two will almost cook anything.... --47.156.xx.xx

The other issue is oven and stove cleaning. That's more of an issue with the rooming house. Yeah, the smaller appliances can get dirty also, but they're easier to deal with.

Hot plates are probably more of a fire hazard, they are also portable so they can be moved to other places, near combustibles. There is a reason hot plates are not allowed in dorm rooms.

Induction cooking is good. But not all pans will work with it. I would think a real stove to cook some things on is a selling point. And fires is why you have insurance. --108.44.xx.xx

Brad, I had a new tenant move in last week who bought a brand new microwave. Right out of the box, that thing produced a burning smell. I made him unplug it and take it back.

Microwaves in community environments often catch fire because people don't pay attention to what materials they put in. Induction cooktops require specific cookware that rooming folk prolly don't have. I think a stove is a must in an apt. --24.194.xx.xx

Another option is they make a device that you put at the wall plug or somehow wired into the stove that if you are not standing there infront of the stove for X number of minutes it will trun itself off. Its made for senior citizens and the handiman can install. My eldery neighbor had one installed...she could not make an all day stew on the stove top anymore cause she couldn't stand there infront of the stove for hours! What about installing an induction cooktop? It doesn't get hot, just the contents in the pan gets hot, but it does require induction cookware otherwise it won't get hot. So the only issue of fire would be from the contents igniting. You'd have that risk on a hot plate too. My fear of a hotplate is that you can't restrict where it will be placed. Get the induction cooktop and fireproof the area around it and above it. --108.69.xxx.xxx

I think that of all the options, your range is probably the safest option that offers flexibility. A microwave is safe but limited.

What I suggest is to install the stove the way you install a woodstove. Behind is cement board (tile backer) with a small gap between the cement board and the wall. Then a large size tile is installed on the backer board.

A small grease fire won't damage it and it is easy to clean normal cooking yuck off of it. If you would do the ceiling over the stove, that could probably handle a larger grease fire.

GKARL, I agree that a lot of apartment tenants, especially in smaller apartments with only one person, don’t cook more than heating up frozen meals and takeout. I am not familiar with convection microwaves which apparently bake, but unless they are very large, would limit what you could bake. Our son is a millennial minimalist, lives in a studio, but does all his own cooking for health reasons and his main complaint about his last 2 apartments is that they don’t have a full size oven. Although some would not mind no stove, I think it would limit your prospects. Even if people don’t cook much, not having a regular kitchen reminds me of a dorm room and how many older adults want that atmosphere. --74.140.xxx.xxx
