Curious what quality of kitchens you put in SFH that rent for $1100+? I was trying to avoid the Lowes in stock cabinets. Looks like one good plumbing leak and they will be saw dust. thanks for suggestions.

I've bought the cheapest Lowes / Menards / Home Depot prefinished cabinets many times for lower end rentals... totally not worth the cost saving IMO.

I like the Seasons brand from HDsupply for the money.

All plywood or solid wood

These are renamed Sunco cabinets. We have used these in a lot of properties for 20+ years and they have held up well.

The great thing about lowes cabinets is that I can do an entire kitchen for $800. You get them when they are 20% off, and I use a 10% off coupon. THEN I buy $100 Lowes gift cards for $90 and that's how you get to $800 for a whole kitchen.

I use in stock at Lowes -White shaker style.

Momma picks the house and we get great comments.

I used to sell commercial cabinets for school science labs with the acid proof black tops and gas valves. We would brag about plywood backs and sides but in reality once they are installed they're not going anywhere so that made no difference.

Water leaks will hurt plywood too. But proper plumbing "should" not leak.

The ONE surface in question is the bottom of the sink base so we now coat bottom of that cabinet with FlexSeal. (caulk the corners and paint the sealant about 6" up the sides. They look great and I can relax. And I saved money!

I like using IN STOCK because we can quickly swap it out if one is chipped or we make a design change.

Also, Lowes will do a layout for free AND price these to the Bid Desk along with other materials fro a discount.

20% off if you ask plus use a 10% coupon!

Tip: SEVERAL people swear they will never do an IKEA kitchen again!!

Brad, I like your under the sink idea. I use a left over piece of vinyl flooring and caulk the corners. But I never thought of flex seal. Re: Lowes white in stock (Arcadia to be exact; just put them in a flip house). We found they mark up really easy for some reason. I'm wondering if they all do or just that white. LOVE the flex seal idea ! Thanks BRad. I have tried the vinyl flooring under a sink. Works OK but only if you slope it towards the front of the cabinet so any leaks will dribble out on the kitchen floor where HOPEFULLY the tenant will see it and let you know.

Wonder if I could order a tray style custom floor mat to fit my kitchen/bath cabinets?

We still use the vinyl floor. And then PVC molding embedded in a good exterior caulk around the inside.

By the front of the cabinet drill a drain hole. Do want the tenants to see the floor wet so they can report it.

My most recent cabinets came from FB marketplace. Also the local Habitat store or CL. I either re-stain them or sand and paint. I think the Lowes/ HD stock cabinets are garbage.

I put sheet vinyl as the sink base and caulk and seal w/ copper steel wool for mice. In my kitchen I put allure to match the floor. --24.194.xx.xx

Kevin,never bough Cabinets from Lowes or Home depot.Got them from Viking kitchens in New Britain Connecticut,they get them from somewhere in Indiana,they're already put together,and they truck and deliver to whatever kitchen you're working on.Don't know if they'd deliver to PA.Call them!^Allwe had to do was install the handles and screw to the wall.Nice.and nice price...............charlie................................................... --174.199.x.xxx

Lowes seems to be changing their strategy. Previously if you had the lowes amex business card you could look for a 10% promotion event a few times a year. Usually about 3 days long, and only promoted (that I know of) by means of a flyer at the register. If you didn't know about the promotion they wouldn't tell you. In the past month every time I shop almost the register spits out a 10% off coupon but so far they are only good from today till the 15th for 10% off over 50 bucks.
