Hi Ann or Hollis, I'm surprised of your question because you have posted for a long time on the site. And thank you for all your contributions. I would have thought that you were aware that our webmaster daily does spot checks of postings on the site and at his discretion will remove any posting or discussions that he believes does not add any helpful, positive or encouraging information to others. Our goal is to create a positive forum environment that builds and strengthens those who visit. Our site filters also help to keep the forum positive as well. On some occasions, a posting may get caught in the filter that should of gone through. On those times, simply let us know. In that way, we can best improve our filtering process.

IF there is a concern someone has about a discussion, or trouble posting, simply send an email to the webmaster and he will be glad to make sure a posting is published that should have gone through. Please note. Comments that should be directed to the webmaster are sometimes removed from the site especially if it is a post that only he can actually offer assistance. Also when he sees that a discussion that is likely only to generate negativity and not really offer helpful advice that will benefit others it may be removed.

I applaud my webmaster for his work. It is simply all part of good property management. Most landlords would agree that with their own properties (especially where lots of customers reside), they diligently seek to keep a positive environment at their properties, and encourage customers who have a concern about the property to communicate directly with the property manager. This site is no different. The reason you see (for the most part) very little negativity on this forum is because of the great job of our webmaster, and because most folks here who have a suggestion or concern they communicate directly with the webmaster, the individual who can best offer assistance. Thank you to the many outstanding contributors who keep this site as positive and as helpful as it is, as we celebrate nearly 20 years of being the #1 landlording forum on the planet)

thank you for taking time from your busy life to reply.

I do love this site.It is the best out there My husband Hollis and I regularly come here. It just that it is so frustrating to why for no apparent reason other than some (useful to LL's) information is clipped and never shown because apparently it is cut and pasted from elsewhere. Ie the best way to paint molding and baseboards . Never appeared. no one was trying to sell a product or refer to anyplace that could. No idea why it was captured and never released. It had a lot of supportive side information but a small portion of the post was cut from another of my past post's,..it took a long time and effort to put it together for naught.Notice that I'm not the only regular poster that feels this frustration.

I understand being protective, but I have found that if I reapply the post taking out a seemly innocuous word (last time it was just the word was "problem")in the post,.it may go thru..I'm wondering if it will go thru now,..other seemly innocuous simple words that I won't try to mention because of you may never see this post.

I really don't see why the post a few days ago was eliminated unless someone added something offense after the last time I looked at it,..

I wonder if the webmaster keeps posts from you of any of the lightest crit-tism ,..

Interesting if this gets posted,

Ann, I hear you and I know it can be frustrating to not have a post go through. It has happened to me when first responding to this post. Glad I copied it before hitting submit :) Then slightly reworded it and Bam,

However if you do not wish to try and out smart the system:) which I admit can waste valuable time, simply send a quick email to webmaster@mrlandlord.com when your post does not appear and he can make sure the post gets soon released so your extensive efforts will indeed be appreciated by others.

Also, if asked by email, in many cases, the webmaster can also let you know what was the reason the posting did not initially appear. When cutting and pasting information, a lot of the time the problem is simply because "http" was included, which will cause the entire post to be blocked. And sometimes it is a site filter that needs to be corrected. For example, as you noted the word problem had mistakenly become a trigger word, which it should not have. Thanks to you, that was detected.

So again, it's really helpful when posting issues are brought directly to our webmaster's attention by email, because it is impossible for him to scan and read the thousands of daily postings. Continued success to you. --72.214.xx.xxx

To all others: I am going to do something I don't normally do except at live presentations, but I would encourage you to take a moment and actually stop and analyze the discussion above and see what just took place.

Seriously, put on your property management "hat" and see the above situation as an analogy of a potential management challenge that can arise at any moment on your property.

Here we had a long time customer who was not happy about something that was going on at the property. And was seeking to connect with other customers as she expressed her displeasure. Not only was customer retention in jeopardy with the one customer, the potential influence on other customers could also be potentially negative. This situation could have easily turned negative in several ways if not promptly addressed and if not addressed in an effective manner.

End result, at least for now:), it appears the long-time customer is back on board and ready to continue and remain a positive part of the community.

What took place above is just a small sampling of how everyday communication with your customers can add to your management success.

I could break the actual steps of what took place even more, but I won't. I just ask that those of you who are students of management, to take time to really analyze the evolution of the above discussion. It will give you added insight.

And to my friend Ann, as I said I normally don't do teaching moments on the forum, because I much prefer live interaction to make sure all participants are okay with it. Ann, I sure hope you don't mind me letting our discussion become a teaching moment that can help many other landlords.
