If you do not allow Pets, Smoking, or Section 8,...what is your #1 reason for not allowing these? I do not want to know all of your reasons,..just your #1 reason. Is the reason something that does not fit well within your own lifestyle or is the reason strictly business related?

Personally, I would not want to say NO to a great applicant just because they have a pet or they like to vape. And there are some really great Section 8 tenants out there too. I have one right now.

So again, what is your #1 reason for screening-out the big 3 mentioned above?

Sec 8 - I inherited a Section 8 tenant. They were below market rent. Section 8 refused to raise to market rate (it was quite a bit below, $150 short on a $400 apartment). They did their inspection and said I had to clean the tub, mildew was growing. That was the final straw.

Smoking, I take them but the double deposit gets used up quickly - let them pay for what they like, same with pets, photo vet records showing annual vaccinations, registration fee - pet rent - renters insurance with dog inclusive and I am beneficiary (often too expensive - about 12-1400bux when totaled up), sec8 uncollectible so came the zero tolerance on billing damages in next rent cycle - rebill and then the eviction follows in 30 days - anytime of year for damages.

Basically these folks can't afford to be in one of my places, but (heard this last year at convention) we can not cater to everyone. --76.188.xxx.xx

Section 8: See Ken/NY's answer. I am suspicious of all government interference in our lives. So while I'm sure there are some great Sec8 individuals out there, I don't want to be part of the program and deal with the bureaucrats.

Pets: We allow them. No puppies, though, because puppies pee poop and CHEW on things, like woodwork.

Smoking: We allow smoking. It's NC - we are a tobacco state and a lot of people still smoke. We say they must smoke outside these days, but...don't check. And include a bunch of info on how the cleaning will go down when they leave.

We don't allow smoking in the one apartment below us, though. Can't stand the smell. --50.82.xxx.xx

Smoking: nit worth the destruction and clean-up. Major expense.

Pets: I do consider them. Not when they're left locked up all day long for hours. Plus the cleanup is sometimes as bad as smoking damage.

No pets on brand new carpet. Older carpet OK.

No smoking in building with one heater for two units. Smoking in general ruins walls and ceilings and causes expensive painting repairs. If the smoking tenant stays long enough it evens out but if not its a big loss.

I don't have section 8 right now. did have one that was a friend's daughter long time ago and it was OK. I am just not inspected for it and not seeking it. NJ law says I can't refuse someone on Sec. 8 but if I haven't been inspected then how could I take someone? I don't seek it because I suspect they will be a problem to me and I am by myself doing this and I just don't need the aggravation. I accept smokers, but don't allow smoking inside the apartments. Most are great about it. I had one tenant who had an excellent rent payment history, but was a three pack a day smoker. Was with me for seven years. After he died, it took me close to a month to clean out all the built-up tar inside that apartment. Section 8? Won't pay enough rent to justify the regulatory hassles I would constantly have to deal with. Dogs? The big ones bite and damage the unit. Well JB,..I accept your challenge. Not 2 years though, how about 12 years? Here is my report card.

For the last 12 years (I started in 2006), I have rented my SFH to tenants who smoke, had dogs and I have had approx. six Section 8 tenants since 06. . And I have not had even half of the problems you all are reporting here.

Pets: I have had pet urine damage. This is where I learned to remove the carpet and install Allure or VCT. 80% of my tenant pool have dogs and with my monthly pet fees, I make a fortune off these people. In my market, you would be a fool not accept dogs and charge the tenants for the privilege. You just need to learn how 'pet proof' your rentals and that starts with removing that pet urine sponge called carpet.

Smokers: About 30-40% of my past tenants were smokers. No big deal here. When they vacate, you open up all of the windows and let the house 'air itself out' for a couple of days. If you want to completely remove the odor, paint the inside of the house which you were probably going to do anyway.

Section 8 - No, the federal government (HUD) does not operate or manage your rental business. All HUD does is supply you with the government's portion of the rent money. I don't have time here to re-educate everyone on the pros and cons of having Section 8 tenants.

Based on 12 years of experience, I will continue to rent to Pet Owners, smokers and some Section 8 tenants who have been screened properly,...which means an 'in-home' visit. --68.63.xxx.xx

We allow all pets because there is hardwood in all apartments. And I love dogs. I can't imagine telling an otherwise qualifying applicant that they can't bring their pet.

Smoking: I just don't want the smell. Plus most our properties are duplexes and many tenants have kids. I don't want smoking around them

Section 8: I applied for the program. But seeing how many hoops they want me to jump through, I withdrew. We can rent out without Section 8. I don't need their input. We run an honest organization, we don't discriminate, and if you work and pay your bills, you can rent from us.

There is another side to Section 8 though. I have a friend who IS renting through them, and her logic is that we are already paying for it through taxes, why not claim some of that $$ back.... I disagree. I want as little to do with government as possible. --96.83.xxx.xx

I have all multi-unit properties so my problems compound if I have one undesirable tenant. Brad's FREEDOM to me is two fold: 1) no regular job and 2) minimal drama for my rent checks.

PETS: Damage, barking, poop on the property. $20-30 per month extra does not get me excited. If I take one pet, I have to listen to the other building tenants asking the same question. Most of my tenants have 9 - 5 jobs so who is tending to the pet when not home - pee pads, just hold it for 10 hours?.

SMOKING: I've been totally no smoking for years and I find there is a huge interest from non-smokers to live here. I get very high rent for my area because non-smokers will pay a premium not live around smokers. Same reason non smokers do not enjoy going to a smoking bar these days.

SECTION 8: I did not become a landlord to be a social / welfare employee. I have highly sought after apartments so I can top-feed instead of bottom-feed for tenants. If I wanted drama, I'd go back to working for a living. --100.6.xxx.xx

Rents Due,we had three Samoyed's,Didn't smell,of course they owned the house,so we didn't count,one lived to be 18 years.
