I thought it would be a great thing to tell the board what you are about as a Landlord. Here is my suggested template.

1.) Handle or first name

2.) City, State

3.) How long have you been in this CrAzY Business?

4.) Whatcha got? Multi’s, SFH’s, Storage Rentals, Triple Net properties, Commerical, Hotels/Motels, Mobile Homes on Land, Mobile Homes Parks, Vacation Rentals, Shacks Or Tiny Home Community, Property Management,

5.) What is your favorite thing/s to do in this occupation?

6.) Other related trades if any. Like: Contractor, Book Author, plumber, Tile Expert You get the idea.

A separate building that is a 2 story with two 2 bedroom 1 bath 1000 square foot apartments upstairs . Downstairs 1 two bed 2 full baths apartment a laundry room and 4 single car garages.

A vacation rental cabin in Idyllwild CA 3 bedroom 2 full baths. Full basement

5.) Turning over a unit when I am not pressured for time. Which is rare. I love doing floors granite kitchen counters painting renovating old kitchen cabinets to better than new.

I enjoy writing craigslist ads that cut way down on the phone work. Every question that they can think to ask is in the ad. Plus I write ads with a bit of humor.

6.) Unfortunately or perhaps fortunately. I have become very good at plumbing out of need. The funk doesn’t bother me any more.

Here's mine

3. About 10 years in earnest. Dabbled 4 or 5 years earlier

4. All single family and some empty land. Spread out over state. From East side to West side.

5. Favorite thing. Collect Rent. Getting too old to do much anything else.

6. Get along fairly well with Electric and Plumbing and most other repairs. Don’t do HVAC but would like to know how. Written one book long time ago, out of print now. --- Air Brush Taxidermy by Arco Press. SCUBA Diving instructor. 32 Yrs. military

7. All properties are from Tax Sale except two.

As a guy from the sticks I am getting by. Not in the soup line yet.

3.) In earnest beginning in 2003, but owned personal properties turned into rentals a few times before that. It never ended well so we always sold them.

4.) These days, our largest places are 2-bed 1.5 bath townhomes, I think. A couple of large modular / mobile homes on foundations, a couple of small duplexes, a few small cottages, several one-room cabins. The smaller the better.

5.) My husband is the maintenance man. He is the king of problem solving, with extra emphasis on plumbing challenges and odd shaped rooms. I am the paperwork queen. Leases, tenant and money management, bookkeeping, etc. Not much of a handywoman these days, I avoid ladders but I can roll a wall with paint if I need to.

6.) Both of us were in high tech back in the day before "retiring" to do this full-time. He is a mechanical engineer who worked all over the world before settling down and I am a high school drop-out.

We have three grown kids, two of whom are also in the business in different ways. The oldest is running a full-scale AirBnB operation in Merida Mexico with multiple properties, and the youngest has a duplex and is working on an AirBnB apartment in their own home up in Richmond, VA. --50.82.xxx.xx

six units left in three duplexes in great neighborhood, had twenty units after dad passed and mom couldn't run them

My favorite thing used to be renewing flooring from ripping up old, to nailing down luan, to adding the lovely self stick tiles. I used glue additionally where necessary. I did it myself since even the best local tile guy was not as good as I am. I had to show him how to make the design of tile go the right way to create a seamless visual rather than flipping them around to make a checker look.

I also am selling some things I collected on Ebay so I am an Ebay seller. I am semi retired at age 71 --73.33.xxx.xxx

Northeast Pennsylvania

13 years active, several years prior to that learning before pulling the trigger on my first unit.

Singles and multis as rentals, plus flip houses.

Favorite thing to do is get a screaming deal under contract. 2nd favorite is signing a lease with who I feel is going to be a very good tenant.

Chef by trade. I also do a little handyman/contracting stuff on the side for other landlords/investors and friends.

3.Dabbled with SFH on ans off for years, bought the multiplex in 2013.

4. 6 units,all 2 bed 1 bath garden style apartments. One AirBnB on our hobby farm. I am using the proceeds from our AirBnB as a ""sacrifice of my hands" to help fund the construction of a church building. I have been greatly blessed and it is time to start giving back.

5. Favorite thing is to turn a sad little building into an attractive little community with good tenants.

6. As retired professionals with graduate degrees, my husband are just finding our handyman moxie. We are getting very hands on in our retirement. Good thing too, as Idaho is booming and good contractors are getting hard to find and $$$. --98.146.xxx.xx

1.) Who? Deanna

2.) Where? In a little rural Texas town in the triangle between FW/WF/Abilene.

3.) How long? First sad little broken house purchased at Easter, 2010. First tenant acquired at November, 2010. First tenant had outstanding warrants that didn't show up in screening. Second tenant acquired shortly thereafter. :P

4.) Whatcha got? Sfh's. Would love to try a mfh in a bigger city for more efficient management, but hesitant on concentrating the risk as well. :)

5.) Favorite thing? First favorite: Watching rent accumulate. Second favorite thing: Running around and finding the next project house acquisition. Third favorite thing: Seeing something sad and decrepit get reclaimed and renovated back to clean/safe/functional status, and becomes a fine, solid place to live again.

6.) Other trades? I'm a museum curator/secretary/librarian by training. So my background is more information wrangling, communication, office-work, and Making Stuff Happen, but I'm not so good at being the one who works in three dimensions with electricity/plumbing/flooring/paint/etc. :) But I write/edit/typeset, and would secretly love to write a landlording book! :) --96.46.xxx.xx

@Ray-N-PA, very nice! I bet working for a college/university has more than a few really awesome opportunities!

Originally, I was planning on going the paper conservator route. (Preservation of historic documents, not recycling.) :P There are, like, four schools in the US that offer a PhD in that, and one of them's at UT Austin. So the MLS was originally supposed to be a step in that direction... but life had other ideas of where we would end up. :) Houses are pretty cool, but I still secretly covet those three stripes on my sleeves... :) --96.46.xxx.xx

My Dad was the first in his family to get the stripes since the Civil War, and my husband was the first in his family to ever earn them. Almost 15 years

Many sfh all within 8 miles

Walked away from the auto body business almost 18 years ago due to the damage the chemicals wrere doing to my body. Played on eBay until I found my first rental then they just kept coming. Should of started earlier being a 3 rd generation LL I knew of the money but my passion as a youth was cars. Now I prefer to fix a totaled out house. Much easier and more satisfying.

Deanna, I worked as an information specialist for a big local publisher in a special library that required me to know statistics and measurements and have psychology experience plus teaching. No library science courses but after all, libraries were designed for ease of use. Seventeen years there.
