State Specific Question About: NEW HAMPSHIRE (NH)

I have a 2-family multi that was built in the 1880's and it has wooden logs for load bearing beams. I just bought the property and a few have been removed, and now there is steel beams. You can see where the jackhammer around the bottom dug the whole through the cement on the 2 new ones. There is 1 more log that is cracking and old, and has black scorch marks from an ancient fire. I'm nervous the sellers get rid of this property for fear of dealing with his issue. What kind of vendor do I need to find to replace this, and what kind of costs are to be expected? --50.250.xx.xxx

Doubt if you need to replace anything quickly, get some cement blocks to use as a base for a steel support adjustable tube to lift slightly 1/2 inch a week or maybe you dont need any lift just to hold it up for several years. --76.188.xxx.xx

1880's? Been there longer than you have been around and probably a lot longer after you're gone.

Look close at the bottoms. Are they rotten or water damaged? I'd be more concerned about that than the cracking. I'm assuming the crack runs vertical? Could just be split along the grain. Not too uncommon.

I would just put in some metal support posts in each side. $80-$90 for the good ones. Those are code alone to support main headers in new construction .

Are you asking about beams which go horizontally and are support by some kind of load bearing supports or do you mean columns / post which go vertically & carry beams.

Your statement "jackhammer around the bottom dug the whole through the cement" leads me to believe you actually mean posts not beams. If indeed you mean posts they are relatively simple to replace with either a steel lolly column or a laminated post.

You just have to be sure to have a large enough footing to carry the weight as well as an adequate cap to secure it to the beam above. Most competent remodelers should be able to handle this for you. --72.93.xxx.xxx

My Great Grandfather came from Italy to America in 1883.

If it's vertical (up and down) call it a POST.

Easy to add a steel post from Lowes or Home Depot.

FYI, when you talk with contractors about doing this repair, tell them it's a support column or a support post. Do not say it's a "beam". Post are easy to replace, beams are more difficult & require a higher level of competence.

A house from 1883 is relatively new compared to some of the 1600 & 1700 buildings we work on around here. --72.93.xxx.xxx
