State Specific Question About: COLORADO (CO)

We had a tenant in our home for two years. During his tenancy he got a dog that we allowed to stay. Stupid decision on our part. Upon moving out he had the house cleaned and carpets cleaned by one company. After moving out the new property manager, my husband, and family could all smell a strong dog odor. We got the vendor recommended by the property manager in there to clean and he noted after using the black light that pet urine was throughout the house. The new PM also said the house needed an additional cleaning before it could be rented out. We moved forward with having the house cleaned and carpets cleaned. We did not notify the tenant before getting the cleaning completed. We have had a very contentious relationship with the former tenant. We allowed him to stay two days past his lease to have the house cleaned and all his stuff moved. He asked us to no longer contact him via phone. We had to have the carpet replaced even after the cleaning and having an ionizer in there for a week. Can we charge for the house and carpet cleaning? --104.0.xxx.xxx

I just replaced two year old carpet, didn't even try having the smell cleaned. Been down that road, cleaning pet smells never work. Put in new carpet and Bill the last tenant. That's what I did. If they didn't like it, tuff. The house stunk. --75.141.xxx.xxx

Ahhh carpet. Rentals should never have carpet. It's a maintenance nightmare.

My lease is clear: Replacement cost. And carpet cleaning is by management's designated professional truck mounted steam extraction company only. Rental machines are not acceptable.

Just because they SAY they had it "cleaned" does not mean it was PROPERLY cleaned.

Gte a statement from YOUR cleaner for court.

Yes, some folks like to break rules. That's why we MUST have a thorough lease and photos at move in.

Stay strong and don't let their bark scare you.

An communication at this point should be in writing anyway.

File in court NOW.

Another thought:

The legalities around carpet age, cleaning, maintenance, etc are a HUGE reason to avoid carpet.

Removed carpets and after all the fights of noise between floors/tennts I have re installed them.I don't have the problems with carpets. Stain master carpets are wrrenteed and they have been good with that in the few times we have had to use that.

I would expense everything to the outgoing tenant except the actual carpet, this is a place where courts like to say wear-n-tear so padding - labor - "deep" cleaning - ozone method - this is all pet/carpet mayhem, so leave the carpet out of the story, just urine and other cleaning... Next time you compare a home similar to your go look at one without carpet and you will see the problem when you get to a carpet place. --76.188.xxx.xx
