State Specific Question About: ILLINOIS (IL)

I am going to rewrite my lease pertaining to breaking the lease early. I have it written now, They are responsible for the rent + expenses until I can get it rented again. The deposit cannot be used for rent. Can you please give me suggestions how to word it correctly. --98.253.xxx.xxx

The items that you specified are probably covered by your state law, with the possible exception of "expenses", since I don't know what you mean.

Keep in mind that, despite how the law may be written, judges usually will limit your recovery to two months rent, expecting that if you cannot rent it out by then, you haven't tried hard enough.

Use the ELT. They pay it. It's like a get out of jail "fee" card for them. It has a psychological affect too. It's an easy out, instead of a punishment. --74.46.xx.xx
