I'm not sure what all you mean when you say you want to track tenants but when it comes to tracking rents and expenses it doesn't get any better than Quickbooks IMO. --166.137.xxx.xx

Thanks for the responses. Not using anything right now, just picked these up in July.

By tracking tenants I mean: rent amt., sec dep., move in date, lease exp. date, rent pd. date, late payment, NSF check, phone #, emergency contact.

I'd like to be able to do a YTD & year end summary with I & E & rent roll.

I do have some houses that I use an Excel type graph but it doesn't do any computing or compilation. --216.184.xx.xxx

You can track all of the items you mentioned in QuickBooks. Just use the customer fields to track all that information. QB has great reporting capabilities. --98.145.xx.xxx

I use 123landlord to keep track of tenants, lease dates, on-time payments, work orders...etc.

It's got a wonderfully intuitive interface that gives me all the information that I need and has handy reminders and graphs that are specific to landlording and don't require a long, intricate set up.

For expenses and income I use Quick books.

If find the mix of these two programs ideal for my needs.

Hi, cloud based software has come a long way in the past few years. Most software today has multiple back-up locations, located in several different states so if one goes down there is another one that can take over instantly. Quicken Rental Manager is not bad but lacks a lot of the features that make property software so good.

I'm looking at a cloud base software and would appreciate some recommendations. I will be traveling for 4 months and need this solution. The three that I'm investigating at the moment are. Someone above didnt like buildium.

I have 15 properties. App folio has a $250/minimum, yikes!

Any other opinions out there?
